>> IT'S "HAROLD EXAMINER" BUILDING AND IT WAS COMMISSIONED BY MY GREAT GRANDFATHER AND OPENED FOR BUSINESS IN 1950.
SO IT'S A OLD NEWSPAPER BUILDING AND YOU KNOW, THE PAPER PUBLISHED UNTIL 1999, AND CLOSED AND SINCE THEN WE'VE BEEN MAKING A MOVIES AND COMMERCIALS AND DOING DIFFERENT THINGS WITH THE BUILDING.

>> Huell: GREAT GRANDFATHER WAS WILLIAM HERTZ, YOU HAVE A HISTORY HERE AS WELL.
>> YES, I STARTED WORKING HERE JUST BEFORE I WAS 15.
FOR A TIME I THOUGHT IT WAS TORTURE BUT I THINK I HAD 28 DIFFERENT JOBS IN EIGHT AND A HALF YEARS.
>> Huell: WAS THIS PART OF BEING A HERTZ TO WORK IN THE NEWSPAPER TO GET YOUR FEET WET AND SEE WHAT WAS GOING ON?
>> I WAS TOLD YOU CANNOT MANAGE IT IF YOU DIDN'T KNOW IT.
I HAD JUST ABOUT EVERY JOB IN THE BUILDING.
OTHER THAN UPPER MANAGEMENT.
>> Huell: NOW YOU HAVE ALL HAVE SEEN HERTZ COME AND GO, HOW MANY YEARS DID YOU WORK HERE?

>> Huell: 47 YEARS.
AND WHEN WE WERE TALKING ABOUT THE BUILDING EARLIER, YOU TOLD ME THOO THIS BUILDING HAD A DISTINCTION WHEN IT OPENED UP IN 1950.
>> IT WAS THE LARGEST BUILDING DEDICATED SOLELY TO THE PUBLISHING OF A NEWSPAPER.
>> Huell: ANYWHERE IN THE WORLD.

AND WEREN'T YOU TELLING ME THAT THIS WAS THE FIRST COLLABORATION BETWEEN WILLIAM RANDOLPH HERTZ AND THE THE FIRST ARCHITECT.
>> YES, SHE HAD A LONG LIFE COULDLLABORATION WITH WILLIAM HERTZ.
SHE DESIGNED THE CASTLE AFTER THE BUILDING.
AND PHOEBE HERTZ WHO'S STEVEN WAS YOUR GREAT GRANDMOTHER?

HAD A STRONG CONNECTION WITH THE WNC A.
>> Huell: SO JULIA MORGAN WHO DESIGNED THIS BUILDING WENT ON TO BUILDING THE HERTZ CASTLE, AND A NUMBER OF OTHER BUILDINGS.
SO OBVIOUSLY, YOUR GREAT GRANDFATHER WAS PLEASED WITH WHAT JULIA MORGAN CAME UP WITH?
>> ABSOLUTELY.
SHE BUILT THE CASTLE IN 1919 AND CONTINUED BUILDING ON THAT.
I THINK WR SLOWED DOWN WHEN HE GOT OLDER AND ULTIMATELY DIED IN 1921.
>> Huell: WAS THIS BUILDING CONSIDERED A GEM FROM THE BEGINNING.
>> WELL I WAS NOT THERE, BUT JIM WAS THERE.
[LAUGHTER] NO THIS BUILDING IN ITS DAY WAS A JEWEL AND WE STILL SEE IT AS A JEWEL AND IT'S A MATTER OF TRYING TO FIGURE OUT HOW TO BRING IT BACK AND HAVE AN ADAPTIVE REUSE THAT MAKES SENSE.
WE'RE WORKING WITH LOTS OF TALENTED FOLKS.

ENOUGH ABOUT THIS, WE'VE BEEN STANDING IN THIS PARKING LOT FOR A LONG TIME.

THESE FELLOWS HAVE THE KEYS TO THE BUILDING AND WE'RE GOING INSIDE TO TAKE A LOOK OUTSIDE THIS GRAND OL' LADY THAT'S BEEN SITTING IN THE CORNER OF 11th AND BROADWAY SINCE 1915.
>> Huell: WE'RE INSIDE THE BUILDING, SPECIFICALLY WE'RE INSIDE -- THIS IS ABOUT THE GRANDEST LOBBY I HAVE EVER SEEN.
OBVIOUSLY WILLIAM RANDOLPH HERTZ WANTED TO MAKE A STATEMENT WHEN YOU WALKED IN?
>> ABSOLUTELY, WHEN YOU WALK IN HERE, THERE IS A NATURAL ASSUMPTION THAT THE REST OF THE BUILDING IS DESIGNED IN THE SAME FASHION.
AND OF COURSE, IT'S NOT.
THIS IS A LOBBY THAT IS WELCOMED THE PUBLIC IN.
WE HAD THE ADVERTISING DESKS OUT HERE SO WHEN PEOPLE CAME IN, THEY THOUGHT THAT THIS WAS A HUGE AND ELEGANT BUILDING.
>> Huell: IT'S LIKE A PALACE IN HERE.
>> OH IT IS, SOME OF THE DECLARATIONS ARE LIKE THE CASTLE.
YOU SEE THE SAME PILLARS AND ARCH WAYS.
>> Huell: ISN'T IT AMAZING THAT IT SURVIVED ALL OF THESE YEARS BASICALLY IN TACT.

IT'S IN THE ADAPTIVE REUSE OF THE BUILDING.
WE'RE MAKING COMMERCIALS AND MOVIES IN HERE.
THIS IS THE HIGHEST USED AREAS.
YOU SEE THIS ON TV ALL THE TIME.

THERE WERE LETTERS WHEN HE WAS TRYING TO GET THE MONEY FROM HIS MOTHER TO BUILD THE HERTZ BUILDING IN SAN FRANCISCO.
THAT SAID THIS BUILDING MUST BE LARGER THAN A CHRONICLE BUILDING AND IT MUST MAKE A HUGE STATEMENT.
AND I THINK IT HELD THAT STATUS FOR ABOUT TWO WEEKS.
>> Huell: WELL WHEN IT WAS BUILT, IT WAS.
>> YES, IT WAS.
>> I WANT TO POINT OUT THESE CARVED PERCHS.
THEY LOOK LIKE IT'S ORIGINAL BUT THEY'RE NOT -- >> I'M UNDER THE IMPRESSION THAT AT ONE TIME THEY HAD ALL IN GLASS AND YOU CAN SEE THROUGH THE NEWS ROOM.

WHEN THIS BUILDING WAS FIRST BUILT IN 1913 THROUGH 15, THE PRESSES WERE LOCATED IN THIS BUILDING.
AND SUBSEQUENTLY ANOTHER BUILDING WAS BUILT.
>> Huell: SO IT'S ALWAYS BEEN KIND OF WORK IN PROGRESS.

ROLLER SKATING DOWN THIS SIDEWALK I CAN SEE THE PRESSES RUNNING IN HERE.
I COULD SEE THE SUNDAY COMICS GOING IN HERE.

>> YES, I CAME DOWN HERE WHEN I WAS NINE YEARS OLD AND I LIVED DOWNTOWN.
>> Huell: AND WHAT IMPRESSION DID THIS MAKE ON A TWELVE-YEAR-OLD KID?
>> IT HAD PRESSED.
THE ARCHITECTURE DID NOT MEAN A THING BUT THE PRESSES DID.
IT WAS INTERESTING.
>> Huell: WE HAVE COME UP TO THE 4th FLOOR TO THE INNER SANKUM, A FEW PEOPLE GOT UP HERE UNLESS THEY WERE IN BUSINESS OR TROUBLE.

THIS HAS BEEN DONE RECENTLY.

>> WELL THE ROOM NEVER APPEARED SO SMALL.
IT WAS THE BIG OFFICE AND HIS DESK WAS OVER HERE IN THE CORNER AND I WOULD TYPICALLY FIND MYSELF SITTING IN ONE OF THE TWO CHAIRS HAVING LUNCH OR GETTING SOME STRUCTURE OR LECTURE ABOUT MY PERFORMANCE.
WE USED TO EAT LUNCH HERE EVERY DAY.
ACROSS THE STREET WAS CASE'S DELI AND WE HAD LUNCH.

TO ME THIS IS JUST A WINDOW IN THE WALL BUT THERE IS MORE TO THE STORY?

THERE WAS A PICTURE OF WR, AND WHEN WE LEFT HERE, HE TOOK THAT PAINTING WITH HIM AND NOW IT'S IN HIS OFFICE STILL UP IN HIS RANCH.
HE SAID HE HAD BEEN STARING AT HIM FOR SO LONG, HE COULD NOT LEAVE IT BEHIND.

WE TRIED TO FIND NEW PLACES ALL THE TIME AND I'M SURE THERE ARE PLACES WE DIDN'T FIND.
>> Huell: BOY, THIS IS BEAUTIFUL ARCHITECTURE AND IT GIVES YOU A GREAT VIEW OF THE CITY WHICH IS SOMETHING YOU WANTED TO TALK ABOUT?
>> WELL THE LARGE BUILDINGS START TO DROP OFF AND THIS WAS THE EDGE OF THE CITY AS JIM WAS MENTIONING EARLIER.
THIS IS THE APPROACH THAT VISITORS WOULD TAKE, THIS IS THE EAST AND THE TRAINS WOULD ARRIVE THIS WAY, WITH HOTELS THAT FACE THE DIRECTION TO WELCOME THE TRAVELERS.

AND THEN DOWN THE HALL, WE PUT IN ELEVEN JAIL CELLS THAT WERE EXPANDED INTO -- >>+Eç: THIS IS INTERESTING.

IN THIS DOOR HERE, IS A A LITTLE VISITATION AREA.

WE TRIED TO FIND SOMETHING FOR EVERY AREA.

BUT WE PUT THIS IN AND ONE OF THE THINGS THAT WAS MISSING WAS A JAIL THAT HAD THE SPACE IN BETWEEN EACH SIDE OF THE JAIL THAT WOULD BE ABLE TO SEE EACH OTHER.
SO TO GET THE PERSPECTIVE FROM THE INSIDE FROM THE OTHER SIDE -- >> Huell: THIS REAL?

SO WE TIED IT FROM THE CEILING HERE AND THE FLOOR IS JUST BASICALLY A PAINTED WOODEN FLOOR.

>> THIS IS THE OLD MAIL ROOM.
AND IN HERE, PEOPLE BUILD SETS AND WHEN THEY NEED EXTRA SPACE.
SO WE ALLOW THEM TO DO THAT.
THERE IS A LOFT DEPARTMENT HERE.

>> THAT'S WHY THE JAIL WORKED AND SOME OF THE OTHER THINGS HERE.
THERE IS A LITTLE ELEVATOR, SO WE PUT A WINDOW IN AND WE -- >> Huell: THIS BUILDING WAS MADE TO BE USED FOR ALL THESE PURPOSES?
>> OH YEAH.
IT'S JUST BEEN A WONDERFUL EXPRESSION OF CREATIVITY BY THE ENTERTAINMENT INDUSTRY.

>> THIS IS THE BEGINNING OF WHAT IS THE MORE COMPLEX -- >> Huell: THE MORGUE?

THE BEGININGS OF THE IDEAS SO THEY COME IN AND AUGMENT IT.
I FOUND THIS AT A HOSPITAL THAT WAS GOING OUT OF BUSINESS AND THEY GAVE ME THIS AND THE LIGHT.

WE SEE THIS AS REMARKABLE TREASURE THAT IS A PART OF DOWNTOWN LOS ANGELES AND WE THINK IT HAS A LOT OF POTENTIAL IN ITS FUTURE.

ARE WE TALKING ABOUT A DEPARTMENT WHERE THE PUBLISHER USED TO HAVE HIS OFFICE OR COMMERCIAL?

AND WE'VE CONSIDERED ALL OF THEM.
RIGHT NOW WE'RE LOOKING FOR COMMERCIAL TENANTS BUT THAT COMMERCIAL DEFINITION MAY BE AS WIDE AS CREATIVE OFFICE SPACE TO MAYBE AN ARCHITECTURE FIRM TO AN UNIVERSITY COMING IN TO RESPONSE?
OR ARE PEOPLE JUST OVERWHELMED?

MY BROTHER WORKED HERE, I WORKED HERE AND MY LITTLE SISTER WORKED HERE AND AS WELL AS OTHER FAMILY MEMBERS.
WE HOPE TO HAVE SOMETHING TO DO WITH THE BUILDING THAT REALLY BRINGS IT BACK AND HAS A GRAND ENTRY.

AND I THINK DOWNTOWN IS MAKING A HUGE COMEBACK.
