(doorbell) CHRISTINE: Welcome to Hyattsville, Maryland, a small town in Prince George's County that sits at an intersection of history, industry, art, and ideas.
JOHN: Not to mention a great place to grab a great meal.
CHRISTINE: There's just so much to see and do here.
I mean, just looking up, Route 1 and seeing the historic buildings and being surrounded by this wonderful art, I can't wait.
JOHN: Well, I hear there's dynamite coffee right across the way.
Why don't you say we get two cups of coffee and then we're going to meet Hyattsville realtor, Juan Umanzor who has three great homes to show us.
CHRISTINE: I like that plan.
JOHN: Break.
CHRISTINE: Let's go!
(doorbell) Hi Juan!
JUAN: Christine, how are you?
Good to see you.
CHRISTINE: Good, good!
JOHN: Nice to meet you, Juan.
JUAN: Welcome to Hyattsville!
CHRISTINE: Thank you.
JOHN: Thanks.
CHRISTINE: And I have to say you've delivered on a home with a white picket fence.
JOHN: We haven't had one of those yet, I don't think.
JUAN: Very charming.
BOTH: It is very charming.
JOHN: We've heard that you've been doing this for 18 years, selling real estate.
JUAN: 18 years and counting.
It seems like yesterday.
Helping a lot of families in this community make their dream come true, by becoming homeowners.
Let me tell you a little bit about Hyattsville.
Uh, Hyattsville has been becoming the melting pot around here, and many people from different backgrounds live in Hyattsville.
JOHN: Yeah.
JUAN: What I love about Hyattsville is the proximity to DC, Bethesda, Baltimore.
We have two metros that actually, from this home, is walking distance.
CHRISTINE: Oh that's nice.
JOHN: That's fantastic.
CHRISTINE: Yeah.
JOHN: Well, truth be told, I actually lived here in college in a house just like this one, a colonial.
CHRISTINE: Okay.
So that's his story.
But what's the story with this home?
JUAN: The homeowner who actually purchased this home, about 35 years ago, she thought "this is my starter home."
JOHN: Yes.
JUAN: And she loved it so much that is 35 years later.
She never left.
JOHN: That's a very nice story.
I can understand that.
CHRISTINE: Yes.
JUAN: It's not on the market.
It's coming up tonight.
You will be having the first peek of the house.
JOHN: I love that.
JUAN: All right.
Well enjoy and take your time, and I'll see you in the back.
CHRISTINE: Okay.
JUAN: Sounds good.
Because after we tour, we are going to play our game.
JUAN: Good, I love games.
CHRISTINE: Well, this game is we go in and we took a great tour.
And then we come out, we try to guess the listing price and who's ever closest.
JOHN: Without going over... CHRISTINE: Is the winner.
JUAN: Awesome.
Well, this is exciting because it's not in the system, so you absolutely don't know the price and I'll see what you come up with.
JOHN: Well, I don't want to say we're pretty good, Juan, but... JUAN: All right.
JOHN: Some days we are.
CHRISTINE: Some days not so much.
JOHN: We're not at all.
We're so far off the price, but we'll see how we fare in Hyattsville.
JUAN: Alright, let's do it.
JOHN: Okay.

Whoa.
CHRISTINE: So, is this bringing back memories for you.
JOHN: Talk about total flashback.
This is the exact footprint of that home.
CHRISTINE: We are so used to walking into, you know, the open spaces, the open concept.
And this is a home where you have a separate living room.
JOHN: The defined spaces.
CHRISTINE: Right.
Right.
Which again, takes us back to another time.
So let's make our way around.
JOHN: Okay.
Well, this is nice.
CHRISTINE: Oh, we have an all season a porch.
JOHN: Nice addition to this house.
And it goes out to the new deck, obviously, a brand new deck into that big backyard.
You can have all your barbecues back there.
CHRISTINE: You bet.
So speaking of barbecues, let's check out the kitchen.
So we know in the 1940s that the galley style kitchen was popular at that time.
JOHN: Yeah.
CHRISTINE: But you know, I have to say this kitchen.
It just feels a little bigger than that.
JOHN: You know, it's plenty big.
CHRISTINE: You got plenty of counter space, plenty of cabinet space, but you know, the next person or family that purchases it, you may want to put their own touch on it.
JOHN: Yeah.
They'll put their own spin on it.
CHRISTINE: Okay, obviously we have the dining room.
JOHN: This is a blank canvas.
CHRISTINE: You know what I love is that it's a separate room and I don't know if it's just nostalgia that's pulling me in.
JOHN: But you know, times have changed too, where people want their own spaces away from each other.
So you have to ask yourself, are defined spaces coming back?
I don't know the answer to that, but I do know the answer to, is this a quality home?
Yes, look at these walls.
CHRISTINE: Look at them?
It's solid, you can hear it.
JOHN: Solid as a rock.
You can hear it.
You can see it.
There are no seams there.
No cracks everything's level.
So that's a good house, right.
Up we go.
This is exactly like my old house.
I can tell you, bedroom, bedroom, bathroom, bedroom.
CHRISTINE: And I bet this is some of the original woodwork from when the house was built.
JOHN: Definitely.
But I would take that paint right off.
So bedroom number one.
CHRISTINE: Okay.
But you know what?
We have to look.
JOHN: I know exactly what you're.
I saw it too.
CHRISTINE: I've got check to see what is under here.
JOHN: We Like to peel back the layers here.
CHRISTINE: We've got hardwood flooring in here.
JOHN: You have original hardwood floors, which have not been redone obviously in 35 years probably.
CHRISTINE: But if those are, and then you got good solid doors.
JOHN: Sand them down, give them a new stain and they're perfect.
CHRISTINE: And you have a nice size bedroom.
JOHN: Yeah.
CHRISTINE: Okay, here we have another small bedroom.
JOHN: Yes and I'm sorry, I'm having another flashback because this was my room.
It's uh, memories are flooding back.
Why don't we... CHRISTINE: Let's continue then.
I don't want you to get too overwhelmed.
JOHN: Oh, after you.
CHRISTINE: So here we have the only bathroom.
JOHN: Yes, the bathroom.
CHRISTINE: Okay, so how many roommates did you have?
JOHN: Five.
CHRISTINE: Okay and you had one bathroom?
JOHN: One bathroom.
CHRISTINE: How'd that work?
JOHN: Well, it took a little coordinating, but we made it work.
CHRISTINE: Okay.
So this would be the larger of the three bedrooms.
JOHN: Yes, bedroom number three.
CHRISTINE: And you know what I've noticed?
Look at the glass door knobs.
JOHN: Perfect for that era, right?
CHRISTINE: They are, they are.
And look at those floors.
JOHN: What's that?
They're speaking.
What, what are you saying?
"Re-finish me."
Oh.
CHRISTINE: "Make me beautiful again."
JOHN: "Make me beautiful again."
CHRISTINE: So this has been a great tour.
JOHN: Sure has.
CHRISTINE: All right, do you have a listing price in mind?
JOHN: I do have a price in mind.
CHRISTINE: Well, let's go find Juan.
Oh, look at this nice back area.
Hi Juan.
JUAN: Hello again!
Are you ready to play the game?
CHRISTINE: I think so.
In fact, we'll join you.
But look at this great yard.
JUAN: It's very appealing.
CHRISTINE: You know, this home brought back so many memories because my grandmother's home was built in the '40s.
It is the perfect starter home because as you're walking through, you really see the potential in this home.
I mean, you could keep it as is too, because it's really unique to see that separate dining room, that separate living room.
JOHN: You liked that.
This has as great bones and the original wood floors look great.
They just need to be sanded and re-stained, and it has a lot of potential.
JUAN: You're paying attention to detail, which I like.
CHRISTINE: I think it's ready for the next person to love it.
JUAN: Absolutely.
So this home, as you know, was built in 1943, it's a three level home.
Colonial style, all brick, three bedrooms, one bath, it's all in good livable condition.
We have a partially finished basement.
Walk out.
If I combined the square footage from the basement and the up we're looking about 1700 square feet.
CHRISTINE: Okay.
So I'm going to put a listing price of $310,000.
JUAN: Okay, not bad.
JOHN: Um, I'm going to go a little bit higher.
CHRISTINE: Okay.
JOHN: And I'm going to make a guess, Juan, of uh, wait for it, wait for it.
330,000.
JUAN: Alright.
This price is 339,000.

JOHN: Thank you.
JUAN: You are a winner.
CHRISTINE: Congratulations.
JOHN: Thank you.
CHRISTINE: You're starting off Hyattsville with a win.
JOHN: With a bang.
CHRISTINE: Okay, what do we have next?
JUAN: We are actually up for a treat.
Next, we're going to the Art District of Hyattsville, and you are going to see totally different ambience.
You ready?
JOHN: I'm ready.
JUAN: Let's do it.
JOHN: Hyattsville, here we come.
Here we are on Route 1.
Otherwise known as Baltimore, Washington Turnpike built in 1812.
It's one of the oldest highways in America.
Route 1, connected DC and Baltimore and sped up the stagecoach delivery for travelers, goods and the mail.
CHRISTINE: And speaking of mail, it was the area's first postmaster, Christopher Hyatt, who named the town Hyattsville in his postmaster application.
JOHN: I see what he did there.
In 1935 the Washington line of the B&O Railroad was chartered.
It's line, also connected DC and Baltimore.
And it ran right through Hyattsville.
Those same tracks are used today by MARC trains, just down the hill from here.
DAN: The railroads had a fundamental part of Hyattsville's history.
Hyattsville was founded in the 18, late 1880s as one of the first bedroom communities outside of District of Columbia, because it was on the train line.
Builders built houses here, and even individuals would buy kit homes.
You may have heard of Sears Catalog Houses.
There are still many wonderful examples of like 1920s or 1930s era Sears Catalog Houses that are very sturdy 100 year old homes.
CHRISTINE: From the early stage coach lines and mail routes to the B&O railroad.
Hyattsville became a summer retreat for many DC residents and a thriving suburb with affordable land and housing.
JOHN: Electric street cars were installed as even more folks wanted to get to and from Hyattsville.
CHRISTINE: Then the automobile industry moved in.
DELROY: That's where this was all built, is where you, you know, the mechanics were here.
You came out here to buy cars, everything, everything you wanted to do with the car, it was here.
CHRISTINE: Hyattsville became a major hub of production services and dealerships.
JOHN: It was often said that even if you lived in DC, you bought and had your car fixed in Hyattsville.
DELROY: As they were doing the development and excavating and digging, they found buried cars, buried engines, buried cars, just all kinds of things.
Um, so right now within the Arts District, you can't have automotive, automotive business.
It's written into the rules.
DAN: We're in the old Central Business District of Hyattsville here on us one or Baltimore Avenue.
So perhaps a century ago, this building behind us was a hardware and appliance store.
20 years ago, Franklins came to Hyattsville and they started making awesome beer.
And that was part of a catalyst for other businesses that said Hyattsville is a place they want to be.
MIKE: What's behind me is my life's work.
Route 1 fell into great disrepair commercially for many years, post-World War II.
And it didn't really get any revival until we took over the hardware store in 1990 and converted it into what is now Franklins General Store, restaurant brewery, et cetera.
We're kind of like the "Cheers" of Hyattsville where everybody does know your name as you walk in the door.
(doorbell) JUAN: Welcome to 5600 45th Avenue in the Art District of Hyattsville.
New community for vibrant people, as you are.
And you are in for a treat.
I'm very excited about this one.
Back in the early 2000s, there was nothing in here.
They developed this amazing community for commuters.
You know, it's close proximity to DC and many other areas.
As you can see, it's that end unit.
JOHN: Which is nice.
JUAN: One level, 2000 square feet, a little more than 2000.
And a two car garage.
JOHN: Very nice.
CHRISTINE: Oh two cars!
JUAN: And then after you go to the fourth level you're in for a treat.
Enjoy the tour.
CHRISTINE: Thank you.
JOIHN: Thank you, we will.
CHRISTINE: Alright.
JOHN: Oh, this is nice.
Okay, so the den.
So they were saying, this is nice with the French doors.
CHRISTINE: It is.
And like you said, it can either be den, office, or bedroom.
So let's go up to the, I guess would be the main level.
JOHN: The main level, let's do it.
Don't forget this half bath right here, which is convenient.
That's a nice living space.
CHRISTINE: Open concept.
You know, what's nice when you have an end unit like this, all the windows.
JOHN: Yeah, that's a total plus.
Because if you didn't have those, it still would be great.
But this adds so much more.
CHRISTINE: This really does add so much extra natural light.
And I know this is one of your favorites.
JOHN: Yeah.
I do like the Moroccan tile, uh, and it's glass, which is really neat too.
CHRISTINE: Yeah, yeah.
So we flow right into the dining room.
JOHN: And you know what I liked best about it, this brick accent wall.
CHRISTINE: Right.
It gives it that urban industrial feel.
JOHN: Yea I love the look of that.
And uh, this is a very big living room.
There's tons of space over here.
You could have multiple sitting areas, or the TV.
CHRISTINE: Well, it's funny because you don't realize how big the space is until you actually step in this space.
Shall we check out the next level?
JOHN: Yeah, that was a nice level.
CHRISTINE: Alright.
JOHN: Okay, third level.
CHRISTINE: So this must be the owner's bedroom.
Nice because this is the King size bed.
And you've got plenty of room for a dresser and a little, a sitting bench and the en suite bathroom.
JOHN: This is definitely the owner's bathroom, big bathroom.
And this.
CHRISTINE: A Jacuzzi.
JOHN: So, how often do we see Jacuzzis?
CHRISTINE: We don't see Jacuzzi's that often.
But I have to say, wouldn't it be great after a long day at work, you come home and you sit in the Jacuzzi.
JOHN: I think 2021 is the year of the Jacuzzi, we're going to bring them back.
Okay, onto.
CHRISTINE: Okay, so that would be... JOHN: Bedroom number 2.
CHRISTINE: And you know, I'm going to say, this is the kids' room.
JOHN: How'd you figure that one out?
Totally cute for a kid's bedroom.
CHRISTINE: A really good size room.
The natural light in the windows.
JOHN: More windows than the main bedroom, and they're nice.
I would choose this bedroom.
CHRISTINE: Oh, and this is great.
JOHN: Oh yeah.
CHRISTINE: It's got a bath tub.
This is perfect for the kids room.
And don't you have that same duck laundry basket?
JOHN: Um, no.
I mean maybe, I don't know.
I've never seen that before.
And what lies in store with floor number four?
CHRISTINE: Okay.
This is a surprise that Juan was telling us about.
JOHN: Yeah, bomb diggity, right?
CHRISTINE: Wow.
I mean, I don't know, where do you begin?
JOHN: Let's see, hmmm.
BOTH: There.
CHRISTINE: Look at this indoor/ outdoor fireplace.
JOHN: So cool, right?
CHRISTINE: Oh, my gosh.
This is such a creative element to this room.
JOHN: I want this, yeah.
What a great room though, because not only do you have this, but you have a wet bar.
With the wine fridge.
CHRISTINE: Oh, that's great.
So you don't have to run down the steps.
So this is actually a great entertaining room.
How they have it set up, you know what?
I bet this is probably a, yep, a full bath.
JOHN: With a tub.
CHRISTINE: This would be my suite.
JOHN: With the fireplace.
And you know, you can change that wet bar into a coffee bar.
And you can have a waffle station.
CHRISTINE: Okay yes.
JOHN: You can make waffles all day.
CHRISTINE: Keep those ideas going.
JOHN: I've got other breakfast bar ideas.
CHRISTINE: Let's go out to the deck though, and check this out.
JOHN: Oh okay.
Oh, look at, this is beautiful.
CHRISTINE: Wow, this patio space, it's big too.
JOHN: Yeah, it's very nice.
It's got a good view.
And I'm back to this fireplace.
That's something I never thought I wanted, but I want it now.
JUAN: Hey, there you are!
JOHN: There he is.
JUAN: How was the tour?
CHRISTINE: Really, really great tour.
Very nice place.
JUAN: Awesome.
JOHN: Nice townhome.
JUAN: Let me do a little summary for you.
It's four levels, four bedrooms, three and a half bath, two car garage, end unit, which is, you know, very desirable.
CHRISTINE: Right.
JOHN: With a nice view.
JUAN: Nice view.
One of the largest models and obviously lovely fireplace, wet bar.
JOHN: Closest Metro?
JUAN: PG Plaza.
JOHN: Which I know very well, because I worked there back in the 80s.
CHRISTINE: So is there an HOA or a condo fee?
JUAN: Yes, there is.
The HOA is $184 and that's monthly.
CHRISTINE: Okay.
JOHN: Okay, that's not a lot.
JUAN: You guys ready?
JOHN: I think we're ready.
CHRISTINE: Okay.
JOHN: So from the bottom to the top, you know, it has a lot to offer a nice open plan on the main level.
Um, and then this level, which is fantastic with the fireplace and this terrace and the wet bar, I am going to, guess a listing price of $530,000.
CHRISTINE: Oh, okay.
So I'm gonna come in and listing prices a little higher.
Okay, not much higher.
I'm going to come in and listing price of 540,000.
JUAN: All right, very good.
Price is $550,000.
CHRISTINE: Oh, yes!
JUAN: Congratulations, Christine!
CHRISTINE: It was close.
JOHN: It was close.
CHRISTINE: But a win's a win.
JUAN: You're the winner.
JOHN: She lives for winning.

CHRISTINE: I'm up for another win.
I'll lead the way.
While the visit to house number two peaked our interest in the story of the Arts District and lucky for us we connected with Erica Regio who's the co-founder of Green Owl Design.
She's also helping to fight the blight in Hyattsville with art.
ERICA: Welcome to SoHy.
CHRISTINE: SoHy, what does that mean?
ERICA: South Hyattsville.
CHRISTINE: Oh!
ERICA: Yep, thats the area pretty much runs from about the end of this block right here.
And going down to the edge of where Hyattsville ends.
JOHN: From where we're standing.
All, you can see as art.
It's everywhere, every direction.
So tell us the story.
ERICA: This portion, our mission is to change Hyattsville one building at a time.
We had to look out across the street at abandoned buildings for a very long time.
I knew that mural projects were happening and I wanted to find a way to get involved.
We coordinated all the artists, all materials, all the supplies, and we just painted literally about three blocks of buildings.
JOHN: So Erica, when you say right across the street, you mean right across the street.
ERICA: Yeah.
It's literally directly across the street from us.
JOHN: This is so colorful.
CHRISTINE: It is.
ERICA: This building, which we did is actually community mural project that we had done in a day.
And then right behind you guys is our rainbow wall that Green Owl painted.
JOHN: You know, what I love is that this is an area you would have just driven through, wouldn't have given it two thoughts.
CHRISTINE: It makes you smile now.
JOHN: It does.
ERICA: That really makes us happy to hear that.
And if you guys have a moment, I can show you another mural that we did, um, right down the street guys.
CHRISTINE: Sure.
ERICA: So guys, this is the mural I think that probably represents a sense of place, the most we're in Hyattsville.
And we want to say that really loud and really proud that we're in Hyattsville.
JOHN: And you did.
CHRISTINE: And I think the word handmade, always evokes kind of a certain sense of pride.
ERICA: Yeah, we are proud, we are very proud of the neighborhood.
We're proud of all the artists here.
We're proud of all the small businesses.
MICHAEL: If you notice some of the murals further up the street, we helped, the community, paint those murals by donating paint.
We grew up in old Green Owl.
Came here as children.
I think it has a very hometown feeling.
We have seen tremendous growth for the community and for this whole Art District, there's plans to put murals and art on every square inch that doesn't already have it.
It it's been an emerging art area for a long, long time.
And I'm glad to see it's, it's getting recognition now.
JULIE: It's wonderful.
I'm, I'm really glad I got this opportunity.
It's my love mural.
I've been doing decorative painting for 25 years now.
I love downtown Hyattsville and there's so many great artists work down here.
It's an honor to be part of it.
(doorbell) JOHN: Well, Juan, you know, I love this neighborhood.
CHRISTINE: I see a lot of cute bungalows.
JUAN: It's very charming neighborhood and it's considered still West Hyattsville.
JOHN: Okay.
JUAN: And what's happening in this neighborhood is investors or developers are finding this small home and they're making that dream home.
JOHN: Here we are.
CHRISTINE: Oh, right.
JUAN: Well, welcome to house number three.
JOHN: This is the tie breaker.
CHRISTINE: But you know I already kind of have a vision of this home because it has that farmhouse style on the outside.
JOHN: Yeah.
CHRISTINE: So I'm wondering if that carries on into the inside.
JOHN: Can't wait to see.
CHRISTINE: I know.
JUAN: It's a lovely deck in the back.
So we'll play the game there.
JOHN: Okay.
JUAN: Enjoy the tour, and see you then.
CHRISTINE: Okay, ready?
JOHN: Let's go.

Our third home here in Hyattsville.
JOHN: Yup, a modern, new construction farmhouse.
Well, the first thing I notice is this mudroom, which has a full bathroom off of it, which is really good if you have a really dirty kids.
CHRISTINE: Oh my gosh, you're right.
Just throw them in the tub.
JOHN: Right in the tub they go!
CHRISTINE: Okay.
So the outside really had that farmhouse feel and I was really hoping that it would carry on into the house.
And it does.
JOHN: It does, and I love all these windows that wrap around, you know, from the front to the back.
CHRISTINE: So, you know, that first home we looked at, brought back a lot of nostalgia.
JOHN: It did.
CHRISTINE: But you know, there is a lot to be said for the open concept because here you just have a room that flows right into the back area.
JOHN: Yeah, from this living room to the dining room, right back to the deck with it's own awning.
CHRISTINE: Oh, my gosh, with it's own awning, how about that backyard?
JOHN: I know, beautiful, right?
CHRISTINE: Alright, I bet around the corner we have the kitchen, it just looks so shiny and new.
JOHN: That's because it is.
CHRISTINE: You know, what I like is the contrast of the black handles.
It really pops on the white cabinets.
JOHN: They certainly do.
That's oil bronze.
CHRISTINE: Oh, oil bronze.
Okay, learn something new.
JOHN: You know what else is nice about this kitchen is the back deck spans the entire way across the back of the house and so you have, like, a separate sitting area right off the kitchen with it's own Pergola, so you have double Pergola.
CHRISTINE: It's the double Pergola house.
JOHN: Double Pergola, pretty sweet.
It's a good looking kitchen.
Okay, it's always the great dilemma down or up.
So down to the lower level or upstairs to the bedrooms?
CHRISTINE: Let's go upstairs first.
JOHN: I agree.
I like the contrast between the oak flooring and then this darker stuff.
CHRISTINE: Oh, I know.
Okay, so this would be bedroom number two.
Cause there's one downstairs.
So it's a great kid's room.
JOHN: That's very nice.
CHRISTINE: Okay, here's the third bedroom.
JOHN: Lots of sun, double closet.
CHRISTINE: Yep.
JOHN: Good space.
CHRISTINE: All right and then full bathroom.
JOHN: Very nice.
CHRISTINE: Oh and I like the honeycomb tile.
JOHN: Marble.
CHRISTINE: And they carried it through to the shower.
JOHN: They're sure did, good looking.
CHRISTINE: It is good looking shower, okay.
JOHN: Into.
CHRISTINE: The owner's suite.
JOHN: Oh my gosh.
Oh, I love this.
CHRISTINE: Yeah, we hit it just right.
It looks so pretty with the sun coming through.
JOHN: This ceiling, the pitch ceiling is fantastic.
But what I love is this accent wall with this woodwork on it.
CHRISTINE: You know, that wood work is so simple.
But yet it really creates this like country cottage feel.
JOHN: Well it's kind of like farmhouse drama.
CHRISTINE: Oh, you know what that sounds like?
The name of a new show.
JOHN: That would be a great show.
CHRISTINE: I know.
And we have the en-suite.
JOHN: The en-suite with two walk-in closets it looks like.
Oh, this is great.
I love how it's compartmentalized.
You have a water closet, dual vanity and great shower.
CHRISTINE: But you know, I really like how they played off the kitchen.
The things I liked in the kitchen I like here too.
JOHN: Yeah.
CHRISTINE: I like the contrast of the black against the white walls.
And again, with the.
JOHN: Oil rubbed bronze.
CHRISTINE: Oil rubbed bronze against the white, it really makes it stand out.
JOHN: Well, one more floor to go.
CHRISTINE: Okay, let's go.
I like the door.
I like how it let's light in.
JOHN: It looks like that oil bronze again.
CHRISTINE: Alright.
So a full bathroom down here, which is always nice, JOHN: Four bathrooms in this house is awesome.
CHRISTINE: You counted them all.
JOHN: I did.
Well you know what this room is.
CHRISTINE: Well, obviously this is the room that you'd be spending Sundays watching football in.
JOHN: A lot of football on that screen.
CHRISTINE: So we've seen the entire house.
Ready to find Juan?
JOHN: Ready to go.
CHRISTINE: Let's go.
JOHN: Hey, there you are.
CHRISTINE: Hey Juan!
JOHN: Okay, so I have a question for you.
When can I move in?
JUAN: Oh, my.
JOHN: House number three was a winner and soon I will be too.
CHRISTINE: That's what he thinks, okay.
JOHN: There was so much to look at.
CHRISTINE: There was, and you know, I was so hoping that that farmhouse was going to carry throughout the home and it did right through.
I have to say, I love the kitchen.
JUAN: No detail was spared on this home.
CHRISTINE: No, no.
JUAN: They thought of everything.
JOHN: Now I loved everything about the first floor, that whole flow, the mudroom with the bathroom behind it.
CHRISTINE: Oh yes, yes.
JOHN: Very smart.
We've got to mention the master bedroom.
CHRISTINE: We do.
JOHN: The pitch of that ceiling.
And then the wood detail on the wall.
It got me right away, yeah.
JUAN: In addition to the, all of that, we're very close to the Metro.
CHRISTINE: Well, that's what's great.
You can have this size of living space and then be so close to transportation that can take you easily into DC or wherever.
JUAN: So before you guys let's recap on this lovely home.
CHRISTINE: Okay.
JOHN: Okay.
JUAN: Close to 2,500 square feet, five bedrooms.
JOHN: Yes.
JUAN: Four full bath.
JOHN: Amazing.
JUAN: You know, the open concept, modern features, this home was built in a area where, you know, you got smaller houses.
So it's going to be a little bit of a challenge for you in regards to the price.
JOHN: Okay.
JUAN: But I'm curious to see where you guys have it.
JOHN: Me too, Juan, me too.
JUAN: So you guys ready?
CHRISTINE: Alright, I think I'm going to let you go first.
JOHN: How generous of you.
CHRISTINE: Thank you.
JOHN: You're so sweet, um, okay.
Based on the, I'm sorry to be so scientific dollars per square foot Hyattsville.
CHRISTINE: He has this whole formula.
JOHN: And you said it's roughly 2,500 square feet.
Um, the price would come in around 750.
I'm going to go for 745.
CHRISTINE: Oh wow, okay.
JOHN: That's it.
CHRISTINE: I'm actually going to go higher.
And it's not scientific or anything just based on gut.
Well, I'm going to, I'm going to go in at 825.
Yeah.
JUAN: That's very good.
And I don't blame you.
JOHN: I don't blame you either.
CHRISTINE: This isn't sounding good.
I thought you guys were getting good at this game.
JOHN: We thought so too.
CHRISTINE: That really doesn't sound good.
JUAN: But it's okay.
I'm a little disappointed.
JOHN: This is the most demoralizing episode yet.
CHRISTINE: Can we just leave now?
JOHN: Yeah, I feel bad about this.
JUAN: You know what, house is worth what a buyer wants to pay.
And that's what I've learned over the years.
JOHN: Oh, we've heard that before, Juan.
So what's the story?
JUAN: This price is 726.
CHRISTINE: Oh was I over!
JOHN: Oh, well.
CHRISTINE: You know, it was all that you're doing this, this, this.
JOHN: I was like "look over here!"
Yep.
CHRISTINE: Yeah, it worked, it through me completely off.
JOHN: Hey, I went over too.
JUAN: Yes, so that's a tie.
JOHN: Okay, all right.
CHRISTINE: So you both are winning.
JOHN: Well, yes.
CHRISTINE: Well, we both won one.
JOHN: That's good.
Well, this has been a great day and you've been a great host.

It's great to see it again after so many years.
CHRISTINE: Well, I'm just glad you showed me other places outside of where John used to live in college.
It was nice to see more of Hyattsville and learn more about it.

CHRISTINE: Oh that sounds fair!
JOHN: Okay, we're fine with that.
JUAN: Why don't we go to the Art District?
JOHN: Perfect.

JUAN: Let's do it!
MICHAEL: If you lived here, you would see, you would see all the wonderful studios and galleries that are in every nook and cranny here.
And that's really what makes Hyattsville special.
DELROY: If you lived here, you enjoy the great trails that takes you into College Park, Old Town.
It takes you into Washington, DC.
ERICA: If you lived here in Hyattsville, Maryland.
You would be home.
It is a great place because of the sense of community, really wonderful local breweries, restaurants, um, shops to kind of, uh, check out and a lot of really awesome people.
DAN: And I love that there's been history, coursing back and forth for over 150 years just through these trees.
DELROY: I think Hyattsville is one of the best kept secrets in the DC area.
