(audio thudding) (bright music) (debris clattering) I was fortunate enough to work on the Mayor's Affordable Housing Task Force in 2021.
So in that task force, the data analysis that was done associated with it, said we needed, you know, 50,000 units by 2030.
The most recent unified housing strategy say we need 90,000 units over a 10-year period.
So a little bit different timeframe, but still like a lot more units.
And to some extent, we're victims of two things, not building enough housing, and two, Nashville continuing to be a desirable place to live and so people still wanting to move here.
And so, we just need to figure out ways to continue to fund and to build affordable housing specifically and most importantly, but up and down the income spectrum, we just need more housing units.
(bright music) I was looking at some numbers recently, and, you know, the average rent in Nashville is, you know, somewhere $1,700, $1,800 a month, which is a lot more than it was previously.
The sales price of an average home is now close to half a million dollars.
As someone who's lived here for two decades now, these are just eye-watering numbers.
And it really means that Nashville isn't a place of as much opportunity as it was before because there aren't the housing options that are as cheap.
(bright music) The one statistic that jumps out at me is, according to most recent census data, there's about 20,000 units that currently rent in Davidson County for less than $1,000 a month.
There's 50,000 households who can't afford to pay, based on unit policy recommendations, more than $1,000 a month.
So we have 20,000 units and 50,000 households.
That gap really illustrates what the housing situation is in Nashville.
So what more than one out of our near two, can't find a place that's affordable to them if they're making less than $40,000 a year.
