OUR FIRST REPORT TAKES US TO AUBURN.
IN OUR PROGRAM WE OFTEN HIGHLIGHT REGIONAL NONPROFITS FOR ALL OF THE AMAZING WORK THEY DO IN AND FOR OUR COMMUNITIES.
THE AUBURN PUBLIC THEATER IS NO DIFFERENT.
FROM OVERCOMING OBSTACLES BROUGHT BY THE PANDEMIC - TO OFFERING INVALUABLE COMMUNITY OUTREACH PROGRAMS - THE APT IS EXPANDING - SEE HOW THE PRESENT AND FUTURE OF ARTS WITHIN THE CITY OF AUBURN IS IN GOOD HANDS!
>> AUBURN PUBLIC THEATER WAS STARTED IN ABOUT 2005 BY A GROUP OF FOUR AUBURN NEIGHBORS WHO WANTED TO IMPROVE THE QUALITY OF LIFE FOR EVERYONE HERE IN AUBURN AND IN THE REGION.
IN 2015, WE DECIDED THAT WE NEEDED TO FIND A WAY TO HELP SUPPORT OURSELVES.
HOW DOES A NON-PROFIT ART CENTER IN UPSTATE NEW YORK IN A SMALL TOWN, SUPPORT THEMSELVES?
THE ANSWER IS THAT HAVE YOU TO HAVE MANY, MANY FINANCIAL LEGS TO YOUR TABLE AND WE SET UP A FUNDRAISING PLAN WITH THE BOARD OF DIRECTORS.
AND THAT FUNDRAISING PLAN INCLUDES STATE GRANTS, FEDERAL GRANTS, LOCAL FOUNDATIONS, REGIONAL FOUNDATIONS, NATIONAL FOUNDATIONS, CORPORATIONS, HIGH INCOME INDIVIDUALS AND OUR OWN FUNDRAISING EFFORTS.
SO WE HAVE THIS WONDERFUL BUILDING WHICH WAS DONATED TO THE NON-PROFIT SO THEY OWN IT.
AND IT'S 26,000 SQUARE FEET.
AND FOR THE FIRST 15 YEARS, WE WERE OCCUPYING ABOUT THREE QUARTERS OF ONE FLOOR.
IN 21, NEW YORK STATE HAD A GRANT THAT CAME UP THAT WAS FOR NON-PROFITS FOR CAPITAL IMPROVEMENT, AND WE APPLIED AND WE WERE FORTUNATE TO GET IT.
AND SINCE THEN, WE HAVE HAD FOUR DIFFERENT GRANTS IN ALL DIFFERENT AGENCIES THAT HAVE ADDED UP TO ALMOST $2.5 MILLION.
AND WE HAVE TO WAIT FOR FUNDING TO COME IN BUT IT LOOKS LIKE WE ARE NEAR THE END OF THE TUNNEL AND THE FINAL PROJECT IS A VERY LARGE ROOM AKIN TO THE PALACE IN WEST SYRACUSE AND THAT IS GOING TO EXPAND OUR PROGRAMMING AND EVERYTHING THAT WE DO TO ENGAGE THE MOST PEOPLE.
CAFE 108 WAS THE FIRST PART OF THAT PROJECT.
IT WAS PHASE 1, WHICH IS IN THE FRONT OF OUR BUILDING.
IT USED TO BE A LAWYER'S OFFICE.
WE CREATED ABOUT 10 JOBS AND WE SERVE REALLY, REALLY WONDERFUL FOOD AND COFFEE, AND ALL OF THE PROFIT AND ALL OF THE TIPS GO TO AUBURN PUBLIC THEATER.
AND THAT IS HELPING TO SUPPORT THE REST OF THE PROJECT.
ONE OF THE THINGS THAT AUBURN PUBLIC THEATER HAS DONE SINCE OUR INCEPTION IS TO FOCUS ON EDUCATION FOR YOUNG PEOPLE IN THE ARTS.
AND WE OFFER MANY, MANY PROGRAMS THAT ARE EITHER FREE OR PAY WHAT YOU CAN.
♪ ♪ ♪ ♪ >> AS SCHOOLS AND COMMUNITY CENTERS KIND OF ARE DEALING WITH BUDGETARY RESTRICTIONS, AS FAR AS THE PERFORMING ARTS GOES, WE REALLY WANT TO WORK IN TAN TANDEM WITH THOSE ORGANIZATIONS TO SUPPORT THEIR EFFORTS.
WE WOULD REALLY LIKE TO FOSTER A CULTURE OF CREATIVITY AND HELP THE CHILDREN EXPRESS THEMSELVES AND GAIN CONFIDENCE IN THEIR SKILLS.
>> THE MAIN CHALLENGE RIGHT NOW IS THAT THE UNITED STATES IS CHANGING.
AND WHAT I WANT TO SAY IS WHEN YOU ARE DONE WORKING, AND WHEN YOU ARE DONE, YOU KNOW, RAISING YOUR FAMILY AND DOING ALL THE THINGS YOU HAVE TO DO, WHAT ARE YOU GOING TO DO?
WELL, WHAT YOU DO IS YOU HAVE THE QUALITY OF LIFE THAT AUBURN PUBLIC THEATER HELPS PROVIDE.
YOU GO TO THE MOVIES AND YOU GO TO A CONCERT AND YOU GO ON TO THEATER AND YOU SEE A COMEDIAN AND SEND YOUR KIDS TO ACTING CLASS OR MUSIC CLASS WHERE YOU CAN GO SEE THEM AND ENJOY THEIR GROWTH.
UNDERSTAND AND I WORRY THAT PEOPLE ARE NOT SEEING THAT AS A PRIORITY.
SO THAT'S WHY ECONOMICALLY WE ALWAYS HAVE TO FIND DIFFERENT WAYS TO SUPPORT THE FINANCIAL TABLE SO WE DON'T HAVE TO ALWAYS HAVE OUR HAND OUT BEGGING.
WE WANT TO CONTROL OUR OWN DESTINY.

>> ABSOLUTELY.
SO INFLATION, INTEREST RATES, TOP OF MIND FOR ALL OF US.
THE FEDERAL RESERVE, SINCE MARCH OF 2022, HAS BEEN RAISING THE FEDERAL FUNDS RATE IN AN ATTEMPT TO SLOW DOWN THE ECONOMY AND BRING DOWN INFLATION.
AT THE MOST RECENT FED MEETING, THE FED DECIDED TO KEEP RATES UNCHANGED.
SO THE FEDERAL FUNDS RATE RIGHT NOW IS 5.25 TO 5.5% RANGE WHICH IS THE HIGHEST IT HAS BEEN IN 22 YEARS.
>> WOW.
>> YES.
SO IT'S BEEN A QUICK TIGHTENING CYCLE.
AND IT SEEMS LIKE WE ARE ALL LOOKING AT EVERY SING SINGLE DATA POINT THAT COMES IN TO DETERMINE WHAT IT MEANS FOR RATES, WHAT IT MEANS FOR OUR ECONOMY.
AND THE MOST RECENT CONSUMER PRICE INDEX REPORT THAT CAME OUT SHOW THAT INFLATION ON A YEAR OVER YEAR BASIS IS ABOUT 3.7%.
AND IF YOU THINK ABOUT A YEAR AGO, THAT WAS 8.2, SO A LOT OF WORK HAS BEEN DONE.
BUT IT IS STILL HIGHER THAN THE.% TARGET WHICH IS WHAT THE FED IS LOOKING FOR.
>> OKAY.
SO WHAT CAN WE DO TO HELP WITH THIS HIGH INTEREST SHORT-TERM RATES?
>> YES, SO SHORT-TERM RATES ARE HIGHER.
>> YES.
>> BECAUSE THE FEDERAL FUNDS HAVE RAISED THAT RATE.
SO THIS IS A GREAT TIME TO BE A SAVER.
NOT SO GOOD FOR BORROWERS, IF YOU ARE MAKING A BIG PURCHASE LIKE A HOUSE, A CAR, IT COSTS MORE TO FINANCE THAN IT DID THREE MONTHS AGO AND DEFINITELY SIX MONTHS AGO OR A YEAR AGO.
BUT FOR SAVERS, THE HIGH YIELD SAVINGS ACCOUNTS ARE REALLY ATTRACTIVE OPTION BECAUSE THEY TEND TO OFFER A HIGHER RATE THAN TRADITIONAL SAVINGS ACCOUNTS.
BANKS LOOK AT THE FEDERAL FUNDS RATE AS A GUIDE, NOT AS A RULE.
THEY'RE NOT REQUIRED TO LINE IT UP WITH WHAT THAT FED FUNDS RATE IS.
BUT THE HIGH YIELD SAVINGS ACCOUNTS ARE NOW PRETTY ATTRACTIVE SO FOR THOSE THAT HAVE CASH, YOU WANT TO MAKE SURE THAT YOU ARE MAKING THE MOST OF IT.

BUT IN A SPACE LIKE THIS BECAUSE ALL THESE PEOPLE ARE COMING TOGETHER FROM DIFFERENT BACKGROUNDS, YOU GET MAYBE THE ACCOUNTING STUDENT WORKING WITH THE ART MAJOR, WORKING WITH THE NURSING STUDENTS.
THE CROSS POLLINATION OF THEIR IDEAS AND THEIR DISCIPLINES IS REALLY WHERE THE CREATIVE ENERGY TAKES PLACE.
>> THE AMOUNT OF MONEY THAT'S GONE INTO THE KEENAN CENTER IS IN THE MILLIONS AT THIS POINT.
AND A LOT OF THAT IS MONEY THAT IS DIRECTLY DONATED.
IT'S RAISED.
BUT IT'S ALSO ON A MATCH BASIS AS WELL.
SO OUR CHALLENGE IS THE SAME AS CENTRAL NEW YORK'S ENTREPRENEURIAL ECOSYSTEM AND THAT IS THE ANGEL MONEY OR EARLY SEED TYPE MONEY THAT A NEW VENTURE NEEDS.
>> WE HAVE THIS PROGRAM CALLED THE DOLPHIN TANK WHICH IS A PITCH CONTEST.
OVER LAST FIVE YEARS WE'VE GOT ABOUT $150,000 IN PRIZE MONEY.
THOSE STUDENTS HAVE RETURNED $1.6 MILLION IN REVENUE FROM THAT INITIAL INVESTMENT.
>> HE WAS ABLE TO WIN MONEY THROUGH THE BUSINESS COMPETITION AND HE WAS ABLE TO USE THAT MONEY AND LEVERAGE THAT MONEY TO GET HIM TO WHERE HE IS TODAY.
AND NOW HE IS LUCKY ENOUGH TO BE IN THE SURGE ACCELERATOR AND ACCELERATE TO THE NEXT STEPS.
>> AT HEART, I HAVE ALWAYS BEEN A ENTREPRENEUR.
MY FAMILY ARE IMMIGRANTS FROM THE CONGO.
WE LIVED IN KENYA FOR FIVE YEARS.

USED TO BE AN AIRCRAFT MOTOR COMPANY DOWNTOWN SYRACUSE.
WE ARE EXCITED TO WORK WITH NEWAIR TO PROVIDE BOTH TRAINING FOR PILOTS AND DO WHAT WE CAN TO ENHANCE THE REGION AND BRING AVIATION BACK TO CREATIVITY.
WE ARE HAVING OUR STUDENTS BUILD DRONES FROM INDIVIDUAL COMPONENT PIECES SO THEN THEY BECOME MORE KNOWLEDGEABLE IN ALL ASPECTS OF THE DRONE TECHNOLOGY.
THERE IS SO MUCH EXCITEMENT AND SO MUCH ENERGY IN THE NEW TECHNOLOGIES AND THE NEW SECTORS COMING TO CENTRAL NEW YORK, THAT THE STUDENTS JUST NEED TO BE MADE AWARE OF THE BUSINESS OPPORTUNITIES THAT THERE ARE IN THE BUSINESS COMMUNITY AND THE BUSINESS COMMUNITY NEEDS TO BE A LITTLE MORE WELCOMING TO THE ENTREPRENEURS AND THE PEOPLE WHO HAVE IDEAS THAT COULD HELP THEM NOT ONLY INVIGORATE THEIR OWN BUSINESS, BUT ALSO BE ABLE TO EXTEND THEIR BUSINESSES IN NEW EXTEND THEIR BUSINESSES IN NEW DIRECTIONS.

TECH IS NOW AND TECH IS RIGHT AT OUR FINGERTIPS.
OUR BY THE NUMBERS TONIGHT IS FOCUSED ON SMART PHONES.

JUST TO NAME A FEW, THEY HAVE BEEN PART OF PROJECTS LIKE THE STATE FAIR'S EXPOSITION CENTER, THE IMPROVEMENTS TO THE NBT BANK STADIUM, THE AMPHITHEATER, AND MULTIPLE ACADEMIC AND HOUSING PROJECTS.
THEY HAVE ACCOMPLISHED SO MUCH OVER THE YEARS.
BUT THE REGION STILL HAS PLENTY OF CHALLENGES - INCLUDING A HOUSING CRISIS!
HERE IS A BIT OF A RARITY.
THE REDEVELOPMENT OF SHOPPINGTOWN MALL WILL BE ONE OF THEIR BIGGEST PROJECTS.
THIS $400 MILLION DOLLAR PROJECT WILL ADD RESIDENTIAL HOUSING TO BREWER.
AND HERE'S A BIT OF RARITY, THE COMPANY HAS DEVELOPED A LAKESIDE APARTMENT COMPLEX WITH 248 UNITS IN CICERO.
IN OUR DISCUSSION WITH ANDY BREUER, THE COMPANY'S PRESIDENT, HE HIGHLIGHTS THE ANTICIPATION OF A SIGNIFICANT SURGE IN APARTMENT DEMAND, ESPECIALLY WITH MICRON'S EXPANSIVE SEMICONDUCTOR CAMPUS.

DO YOU COMPETE LOCALLY WITH OTHER FIRMS OR OUT OF TOWN COMPANIES YOU BUMP HEADS WITH?
>> CERTAINLY BOTH.
IT DEPENDS ON THE SIZE AND COMPLEXITY OF THE PROJECT.
BUT FOR MOST PART, WE HAVE, YOU KNOW, A HALF DOZEN REGIONAL COMPETITORS AND ON THE LARGER JOBS THAT WE ARE COMPETING ON, YOU DO SEE SOME OF THE MULTIREGIONAL OR NATIONAL FOLKS COMING IN NOW A LITTLE BIT.

YOU WORK ALONGSIDE AN OWNER, WORK ALONGSIDE A DESIGNER AND REALLY BUILD TO A BUDGET DESIGN TO A BUDGET.

>> WE DEVELOPED IT.
WE HIRED AN THRAIRKT THREARKT ARCHITECTURAL TEAM AND THAT BEGINS WITH THE 3450U79S AND THEN YOU REALLY GET INTO THE ARCHITECTURAL DESIGN OF THE SITE AND THE PROGRAM DESIGN OF THE SITE AND FIGURE OUT WHAT WORKS BEST, WHAT DENSITY YOU CAN ACHIEVE.
WHAT IS RIGHT SIZED FOR THE AREA, ALL THOSE THINGS.

YOU PROBABLY DON'T START THAT JOB FOR SEVERAL MONTHS.

HOW DO YOU KNOW WHAT COPPER IS GOING TO COST ASSUMING THEY DON'T STEAL IT?
HOW DO YOU PRICE THAT IN.
>> UNFORTUNATELY THOSE EXPOSURES ARE MEANT OBJECT ON OUR SIDE.
>> WHAT DO YOU MEAN ON OUR SIDE.
>> MY FATHER JOKES THAT HE DOESN'T HAVE TO GO TO TURNING STONE BECAUSE HE HAS TO GAMBLE EVERY DAY.

WE GET A NUMBER FROM THE SUBCONTRACTOR AND THEY HAVE TO QUALIFY IT BECAUSE THEY GOT A NUMBER FROM THE MATERIAL SUPPLIER AND THIS PRICING IS GOOD FOR TWO WEEKS OR WHATEVER.
AND HAVE YOU TO LOCK IT IN AND THAT IS PART OF THE PROCESS, PART OF THE ART OF THE DEAL.
>> LET ME TALK TO YOU ABOUT A RECURRING THEME IN THE SERIES THAT HAS COME UP, WHICH IS WORKFORCE AND EMPLOYEES AND ALL THAT.
I ASSUME HEUBER-BREUER HAS FULL-TIME EMPLOYEES AND MAYBE SUBCONTRACTORS, IS THAT WHAT WOULD YOU CALL IT?
>> YES, AND WE HAVE SEASONAL WORKFORCE THAT MIGHT BE MORE HOURLY THAT WORK ON OUR JOB SITES AND SOME OF THOSE GUYS HAVE ROUTINELY BEEN WITH US FOR YEARS AT A TIME.

>> NO, WE HAVE A VERY LOYAL STAFF AND TREMENDOUSLY APPRECIATIVE FOR THE LOYALTY OF OUR STAFF.
BUT I THINK THAT ALSO SPEEXZ TO THE CONTINUITY OF THE WORK THESE DAYS.
THAT WE DON'T HAVE A LOT OF LULLS.
>> TIME AND AGAIN WHEN I HAVE TALKED TO BUSINESS OWNERS AND THROUGHOUT THE SERIES, THEY MIGHT SAY DONNY, WE ARE LOOKING TO EXPAND.
WE ARE LOOKING TO GROW.
WE HAVE SOME OPENINGS.
CAN'T FIND THE PEOPLE, CAN'T ATTRACT PEOPLE.
IS THAT A PROBLEM FOR YOU?
CONSTRUCTION WORKERS IN PARTICULAR?
>> WE ARE SEEING IT CERTAINLY IN THE MARKETPLACE.
YOU KNOW, I THINK THERE IS A LOT OF GOOD INITIATE NISHES AND SOME OF THAT FOCUSES ON MICRON AND THE ECOSYSTEM THAT COMES WITH IT.
BUT THERE IS GOING TO BE SOME GROWING PAINS, CERTAINLY, WITH WORKERS READINESS IN THIS COMMUNITY THE GOOD THING IS THAT EVERYONE IS AWARE OF IT.
THE UNIONS ARE AWARE OF IT, OUR LABOR TRAINING INSTITUTIONS AND COLLEGE INSTITUTIONS AND EVEN THE OTHER SCHOOLS.
WE KNOW THE STORM IS COMING.
>> HOW MANY UNITS HERE?

FOR NEW PEOPLE COMING TO THE MARKETPLACE, FOR TRANSIENT FOLKS WHO MAY BE COMING HERE PURSUING A NEW PROFESSIONAL OPPORTUNITY.

A MARINA I READ.
>> WE ARE CERTAINLY NOT READY TO OPEN THE MARINA YET, BUT THIS IS STILL A WORKING CONSTRUCTION SITE.
WE HAVE FOUR OF THE BUILDINGS READY FOR OCCUPANCY.
WE HAVE BEEN GETTING A FEW A WEEK AHEAD OF SCHEDULE IN THAT REGARD.
BUT JUST REALLY ANXIOUS TO SEE IF THIS TREND CONTINUES.
AND FRANKLY, YOU KNOW, BETTER TO BE LUCKY THAN GOOD.
THIS PROJECT WAS PLANNED AND ANNOUNCED BEFORE THE MICRON ANNOUNCEMENT.

AND I THINK THERE IS AN AWARENESS OF THAT THAT STARTS AT THE COUNTY EXECUTIVE LEVEL.
HE HAS BEEN SUCH A GREAT ADVOCATE FOR, YOU KNOW, THE THANKS THAT WE NEED, LEGISLATIVELY ZONING WISE, DENSITY WISE, TO DO WHAT WE NEED TO DO IN SOME OF THESE TOWN CENTERS.
>> THERE IS A DEMAND, FROM WHAT I'M TOLD.
THERE IS A NEED FOR LOW INCOME HOUSING AS WELL.
CAN HEUBER-BREUER SOMEHOW WORK WITH THAT AND ADDRESS THAT ISSUE?
>> ABSOLUTELY.
TO THE CREDIT OF THE I.D.A.s, THE SYRACUSE AND ONONDAGA COUNTY I.D.A.s, THERE IS A GREAT TIE NOW TO THE INCENTIVES TO BE SURE THAT SOME OF THE UNITS ARE BEING DELIVERED AS AFFORDABLE.
AND SO THAT MIGHT BE, YOU KNOW, 80% OF THE AVERAGE MEDIUM INCOME AND SETTING ASIDE A CERTAIN NUMBER OF UNITS TO DO THAT.
>> I GET THE VIBE YOU ARE KIND OF AN OPTIMISTIC GUY BUT REALISTICALLY WHERE IS THE GROWTH GOING TO BE?
WHAT DO WE NEED TO BUILD IN THE NEXT SEVERAL YEARS?
>> I TRY TO TEMPER IT TO SAY EVEN IF 25% OF MICRON HAPPENS, YOU KNOW, IF $25 BILLION, ONE FAB, TO STRAIGHT LINE IT, IF THAT OCCURS, THAT'S STILL HUNDREDS OF TIMES THE LARGEST, YOU KNOW, ECONOMIC DEVELOPMENT PROJECTS THAT HAVE BEEN IN THIS REGION IN THE LAST DECADE.
>> YOU WANT TO TALK MICRON NOW?
>> I WANT TO USE IT AS A GAUGE BECAUSE, NOT 40,000 PEOPLE SHOW BUT 10,000 PEOPLE SHOW, THAT'S STILL A TREMENDOUS NUMBER OF LIVING STUDENTS.
AND THEY'RE NOT ALL GOING TO WANT TO LIVE IN A SUBDIVISION IN CLAY.
THEY'RE NOT ALL GOING TO WANT TO LIVE HERE IN CICERO.
>> DOWNTOWN SYRACUSE.
>> 25-YEAR-OLD KID... >> THEY'LL DRIVE IN.
SOME OF THESE PEOPLE ARE MAKING A LONG COMMUTE, WHO CARES.
>> THAT'S RIGHT.
>> AS YOU SIT HERE TODAY AND LOOKING OUT, IT'S HARD TO PREDICT, I KNOW, BUT WHO WILL BE THE BIG BEN FISHERIES OF MICRON?
