JOHN: Well, we're just steps away from the new and shiny Rosslyn right up this hill to this beauty.
AIDEN: Yeah.
So this is known as the Atrium Condos located right here in the heart of Rosslyn.
You are just about five minutes walk to the metro, connects you to the Orange, Blue and Silver lines, as well as the Key Bridge, which crosses you into Georgetown right in DC.
Gateway Park is very well known for its event that they have there, Jazz Festival.
♪ ♪ Just nonstop events every other week.
JOHN: Wow.
CHRISTINE: Wow.
Our first property and already so many great things.
AIDEN: Yeah, and this is a nice contemporary architectural style building built in 1986.
36 different floor plans ranging from one bedroom to three bedrooms.
And today we're going to check out a one bedroom, one bathroom property.
JOHN: We love this building already.
CHRISTINE: Well, the name is so appropriate, The Atrium, the glass, and it just has such a mod look to it.
JOHN: Yeah.
All these angles and these cool balconies.
Wild.
AIDEN: Yeah and you should also check out the elevator in there, which gives you really, really cool views.
As you're going up.
You see all of DC and Georgetown.
JOHN: Nice.
AIDEN: That's nonstop fun.
JOHN: You know what, I'd ride that elevator every day.
AIDEN: Well, If you lived here, you absolutely could.
Why don't you guys go on inside and check it out and I'll meet you guys at the patio on the backside.
JOHN: Sounds great.
CHRISTINE: Ooh... JOHN: Oh, nice foyer here.
CHRISTINE: I wasn't expecting it to be this wide.
JOHN: No.
Oh.
Into the main living space, if you will.
CHRISTINE: Talk about a space that just opens up into is like, wow.
JOHN: I think it's those windows.
CHRISTINE: And, look at the height on the ceiling.
JOHN: Yeah.
It really makes the space seem a lot larger.
CHRISTINE: It does.
And you have this lovely dining area.
JOHN: Nice dining room.
And if you need more space, you can flow out onto this patio.
CHRISTINE: That is such a selling point for this home on so many levels.
You're street level.
JOHN: Yes.
Yeah, you're street level.
And you have a gate.
CHRISTINE: If you ride a bike, it's so easy to bring it in.
If you have a dog, that is so lucky to have something like that.
JOHN: A big plus.
And it really extends the entertaining space in this place and the living space.
CHRISTINE: And did you notice the bamboo flooring?
JOHN: I can tell by the little marks on the... CHRISTINE: Is that something you've learned from me?
JOHN: Yeah, all the wood I know.
Poplar, Maple, Elm.
CHRISTINE: You know, that just makes me feel so good.
JOHN: Wormy Chestnut.
And look, the bamboo flows into this space with some of your least favorite things.
Laundry and cooking.
CHRISTINE: Oh, John Begeny.
You forgot dishes too.
JOHN: All three of your least favorite things and lots of cabinetry.
CHRISTINE: Right.
And you've got plenty of counter space.
And it's an efficient kitchen.
JOHN: Yeah.
Efficient kitchen.
I like that.
CHRISTINE: Efficient kitchen.
So... JOHN: En suite.
CHRISTINE: Oh, okay.
I know this is going to sound a little strange, but I'm so on a pedestal sink kick right now.
JOHN: That sounds a little strange.
CHRISTINE: Maybe, but the space looks just, I don't know.
So much more open.
JOHN: It's such a classic look.
CHRISTINE: It is.
And the tile in the shower and the bathtub and the shower caddies.
This is just a really great bath.
JOHN: Yeah.
Elegant, clean, great looking.
CHRISTINE: Yep.
Okay.
JOHN: Okay.
And I think this is very nice.
What a cozy little bedroom.
CHRISTINE: This really feels like just cool city living.
JOHN: Yeah, and the ceilings, you really feel like the impact of having those slightly higher because it feels so much bigger.
CHRISTINE: It's almost floor to ceiling windows.
JOHN: It is.
A very, very nice bedroom and condo.
And that concludes our tour.
CHRISTINE: It does.
You have a listing price in mind?
JOHN: I do, let's go find Aiden, come on.
CHRISTINE: Okay.

AIDEN: So welcome back.
I'd love to hear your thoughts.
JOHN: That was a dynamite first pick in Rosslyn.
CHRISTINE: Oh yes.
And we are standing on my favorite part of this condo.
And that's this patio space.
AIDEN: This patio is exclusive to first floor units only.
What else did you guys like about it?
CHRISTINE: Well, I mean the minute you walk in those floor to ceiling windows and those ceilings, how tall are those?
AIDEN: Those are 12 foot ceilings, which is unique to these first floor units also.
CHRISTINE: Wow.
AIDEN: What else did you guys like?
JOHN: I'll give you a couple other things.
I did like the en suite.
I thought the bedroom was really cozy and the bathroom was nicely done.
CHRISTINE: It was nicely done.
So we have a few questions before we guess.
What is the condo fee?
AIDEN: The condo fee is $590 a month.
JOHN: Okay.
CHRISTINE: That's not bad.
AIDEN: Which does include your assigned parking space in a garage.
It also includes separate storage.
JOHN: That's great.
CHRISTINE: Wow, a parking spot.
That is a huge bonus.
And amenities?
AIDEN: So the big amenities here are your swimming pool, a fitness center.
And the one thing that is not very common in a lot of these condos is you get a tennis court here as well.
JOHN: Wow.
CHRISTINE: Tennis court.
AIDEN: Which they have prepared for pickleball also.
JOHN: Perfect.
AIDEN: There you go.
So we have one bedroom, one bathroom, 675 square feet, built in 1986. Who wants to go first?
CHRISTINE: I'm going to say 499,000.
AIDEN: John?
JOHN: I am going to go with a guess of... 440.
AIDEN: So Christine, you're at 499,000 even.
John, you're at 440,000.
The actual list price is... 499,000.
JOHN: Wow.
Right on the money.
CHRISTINE: Yes.
Do you realize I was going to go with 500?
But, I learned my lesson.
JOHN: Now, that's incredible.
CHRISTINE: I learned my lesson.
JOHN: Unbelievable.
That is fantastic.
AIDEN: You guys ready to go check out the second property?
Let's do it.

CHRISTINE: So, since I won, do I get to ride the elevator?
AIDEN: Well, today you do.
