CHRISTINE: Hi, Aiden.
AIDEN: John, Christine.
Hello.
Welcome to Rosslyn.
I thought we'd meet right here in Freedom Park, in the heart of Rosslyn with a great vantage point of DC.
CHRISTINE: Well, I am so excited to be here because when I see Rosslyn across the river, I see this beautiful skyline and I think corporate offices, I think of a business district.
AIDEN: Everything that you're thinking right now is what Rosslyn is trying to change.
Rosslyn is kind of undergoing this transformation of not being commercial and business only.
They also want to be residential.
JOHN: Boy has it come a long way, and I really think Rosslyn right now is having a renaissance.
AIDEN: It is, absolutely.
And one thing that Rosslyn is very well known for are its condos and some townhomes.
But believe it or not, no single family homes.
JOHN: I believe that.
CHRISTINE: Okay, yeah.
(laughing) AIDEN: So there you go.
Alright, you guys ready to go?
BOTH: Yeah.
AIDEN: Let's go.
JOHN: Hey, we can start with a game of Bocce Ball.
CHRISTINE: Oh, nice.
(doorbell) ♪ ♪ AIDEN: Welcome to property number one.
JOHN: Well, we're just steps away from the new and shiny Rosslyn right up this hill to this beauty.
AIDEN: Yeah.
So this is known as the Atrium Condos located right here in the heart of Rosslyn.
You are just about five minutes walk to the metro, connects you to the Orange, Blue and Silver lines, as well as the Key Bridge, which crosses you into Georgetown right in DC.
Gateway Park is very well known for its event that they have there, Jazz Festival.
♪ ♪ Just nonstop events every other week.
JOHN: Wow.
CHRISTINE: Wow.
Our first property and already so many great things.
AIDEN: Yeah, and this is a nice contemporary architectural style building built in 1986.
36 different floor plans ranging from one bedroom to three bedrooms.
And today we're going to check out a one bedroom, one bathroom property.
JOHN: We love this building already.
CHRISTINE: Well, the name is so appropriate, The Atrium, the glass, and it just has such a mod look to it.
JOHN: Yeah.
All these angles and these cool balconies.
Wild.
AIDEN: Yeah and you should also check out the elevator in there, which gives you really, really cool views.
As you're going up.
You see all of DC and Georgetown.
JOHN: Nice.
AIDEN: That's nonstop fun.
JOHN: You know what, I'd ride that elevator every day.
AIDEN: Well, If you lived here, you absolutely could.
Why don't you guys go on inside and check it out and I'll meet you guys at the patio on the backside.
JOHN: Sounds great.
CHRISTINE: Ooh... JOHN: Oh, nice foyer here.
CHRISTINE: I wasn't expecting it to be this wide.
JOHN: No.
Oh.
Into the main living space, if you will.
CHRISTINE: Talk about a space that just opens up into is like, wow.
JOHN: I think it's those windows.
CHRISTINE: And, look at the height on the ceiling.
JOHN: Yeah.
It really makes the space seem a lot larger.
CHRISTINE: It does.
And you have this lovely dining area.
JOHN: Nice dining room.
And if you need more space, you can flow out onto this patio.
CHRISTINE: That is such a selling point for this home on so many levels.
You're street level.
JOHN: Yes.
Yeah, you're street level.
And you have a gate.
CHRISTINE: If you ride a bike, it's so easy to bring it in.
If you have a dog, that is so lucky to have something like that.
JOHN: A big plus.
And it really extends the entertaining space in this place and the living space.
CHRISTINE: And did you notice the bamboo flooring?
JOHN: I can tell by the little marks on the... CHRISTINE: Is that something you've learned from me?
JOHN: Yeah, all the wood I know.
Poplar, Maple, Elm.
CHRISTINE: You know, that just makes me feel so good.
JOHN: Wormy Chestnut.
And look, the bamboo flows into this space with some of your least favorite things.
Laundry and cooking.
CHRISTINE: Oh, John Begeny.
You forgot dishes too.
JOHN: All three of your least favorite things and lots of cabinetry.
CHRISTINE: Right.
And you've got plenty of counter space.
And it's an efficient kitchen.
JOHN: Yeah.
Efficient kitchen.
I like that.
CHRISTINE: Efficient kitchen.
So... JOHN: En suite.
CHRISTINE: Oh, okay.
I know this is going to sound a little strange, but I'm so on a pedestal sink kick right now.
JOHN: That sounds a little strange.
CHRISTINE: Maybe, but the space looks just, I don't know.
So much more open.
JOHN: It's such a classic look.
CHRISTINE: It is.
And the tile in the shower and the bathtub and the shower caddies.
This is just a really great bath.
JOHN: Yeah.
Elegant, clean, great looking.
CHRISTINE: Yep.
Okay.
JOHN: Okay.
And I think this is very nice.
What a cozy little bedroom.
CHRISTINE: This really feels like just cool city living.
JOHN: Yeah, and the ceilings, you really feel like the impact of having those slightly higher because it feels so much bigger.
CHRISTINE: It's almost floor to ceiling windows.
JOHN: It is.
A very, very nice bedroom and condo.
And that concludes our tour.
CHRISTINE: It does.
You have a listing price in mind?
JOHN: I do, let's go find Aiden, come on.
CHRISTINE: Okay.

AIDEN: So welcome back.
I'd love to hear your thoughts.
JOHN: That was a dynamite first pick in Rosslyn.
CHRISTINE: Oh yes.
And we are standing on my favorite part of this condo.
And that's this patio space.
AIDEN: This patio is exclusive to first floor units only.
What else did you guys like about it?
CHRISTINE: Well, I mean the minute you walk in those floor to ceiling windows and those ceilings, how tall are those?
AIDEN: Those are 12 foot ceilings, which is unique to these first floor units also.
CHRISTINE: Wow.
AIDEN: What else did you guys like?
JOHN: I'll give you a couple other things.
I did like the en suite.
I thought the bedroom was really cozy and the bathroom was nicely done.
CHRISTINE: It was nicely done.
So we have a few questions before we guess.
What is the condo fee?
AIDEN: The condo fee is $590 a month.
JOHN: Okay.
CHRISTINE: That's not bad.
AIDEN: Which does include your assigned parking space in a garage.
It also includes separate storage.
JOHN: That's great.
CHRISTINE: Wow, a parking spot.
That is a huge bonus.
And amenities?
AIDEN: So the big amenities here are your swimming pool, a fitness center.
And the one thing that is not very common in a lot of these condos is you get a tennis court here as well.
JOHN: Wow.
CHRISTINE: Tennis court.
AIDEN: Which they have prepared for pickleball also.
JOHN: Perfect.
AIDEN: There you go.
So we have one bedroom, one bathroom, 675 square feet, built in 1986. Who wants to go first?
CHRISTINE: I'm going to say 499,000.
AIDEN: John?
JOHN: I am going to go with a guess of... 440.
AIDEN: So Christine, you're at 499,000 even.
John, you're at 440,000.
The actual list price is... 499,000.
JOHN: Wow.
Right on the money.
CHRISTINE: Yes.
Do you realize I was going to go with 500?
But, I learned my lesson.
JOHN: Now, that's incredible.
CHRISTINE: I learned my lesson.
JOHN: Unbelievable.
That is fantastic.
AIDEN: You guys ready to go check out the second property?
Let's do it.
Alright, let's go for it.
CHRISTINE: So, since I won, do I get to ride the elevator?
AIDEN: Well, today you do.
(laughing) ♪ ♪ CHARLIE: Captain John Smith would've come through what today is Rosslyn in 1608.
But there's no archeology showing the real settlements in Rosslyn before the early 19th century.
The Alexandria people had the idea of creating what became the Aqueduct bridge that would allow barges to be transported across Potomac in a water trough atop the bridge with a carriage path next door to it.
And it was started in the early 1830s and it was completed around 1843.
Then, you have the Civil War where Fort Corcoran was quickly assembled in 1862 to guard the Aqueduct bridge to prevent Confederates from using it.
The Union planners knew that they were very capable of sacking the nation's capital, so they had to guard every entranceway.
♪ ♪ MARK: Fort Corcoran was one of many forts that were built here in the Arlington area, but it was here at Arlington House that was an important communication center between these different fort sites.
This was originally established by a man named George Washington Parke Custis, back in 1802.
He moved here with his wife and their daughter, Mary Anna Randolph Custis is going to actually marry in 1832 in the house, young Lieutenant Robert E. Lee.
So it was here at Arlington House in 1861 that Robert E. Lee is going to face the decision of whether to resign from the army or not.
He signs his letter on April 20th, 1861, leaving the United States Army.
A couple of days later, he's going to leave Arlington House never to return.
The following month, Union soldiers are going to cross the Potomac, come up here, they're going to occupy the house and grounds.
The house becomes a headquarters to the Union Generals.
And then later in an act of spite and revenge to the Lee family, they're going to start burying dead union soldiers here at the House.
Arlington House today is still at the center of a living cultural resource in Arlington National Cemetery.
It's become the most important burying ground in the entire nation.
It's a cemetery for those who have given their lives for the country and those who have served this country with distinction.
Arlington House was restored by the Army to be what it was like in 1860, right before the American Civil War.
On the north side of Arlington House is the kitchen garden.
This is set up to be what a kitchen garden was like right at this spot back in the 1860s.
It was farmed by the enslaved people here at Arlington House.
They would grow food for the Lee family and they would grow food to bring down to Washington DC to sell.
Today we're growing food there except we are donating the food that we're gathering here to the Arlington Food Bank.
And it's maintained by National Park Service volunteers who come here to help grow the food, to show people the plants and vegetables and fruits that they would've grown here.
Irish potatoes, carrots, cabbage, fruit trees lining the path.
All of this is actually very historically accurate.
This is close to what would've been here back in 1860.
So it's just neat to see the amount of thought that goes into this garden.
People can connect with their history here, but then also to have that added benefit of knowing that you're doing something to help the community as well.
(doorbell) ♪ ♪ CHRISTINE: It's so nice.
AIDEN: Alright guys, so here we are at property number two.
We're at the edge of Rosslyn and the courthouse Metro is only about a seven minute walk from here.
JOHN: That's fantastic.
AIDEN: Yeah, absolutely.
And the vibe here you get is more suburban.
CHRISTINE: It's actually very quiet.
JOHN: It is.
CHRISTINE: It feels more residential.
AIDEN: Yep.
And you have Route 50 right over there, which takes you right into DC.
Just a five minute drive.
The commute options here are amazing.
JOHN: Yeah, this is a dynamite option.
CHRISTINE: It really Is when you think about it.
AIDEN: And once you get inside, you have a surprise waiting for you.
JOHN: I can't wait.
CHRISTINE: Ooh, it's a surprise.
Is there a box of chocolates?
JOHN: We do love chocolate.
CHRISTINE: Oh.
JOHN: Oh.
Isn't this very nice?
CHRISTINE: It's really pretty JOHN: Nice.
Nice.
Okay, well why don't we start here.
CHRISTINE: Okay, um I'll go this way?
JOHN: Okay, check it out.
CHRISTINE: Oh, it's a half bath.
And, you know, the first thing I notice, I really clash with the wallpaper.
JOHN: You sure do.
But that's really cool wallpaper.
CHRISTINE: Right?
I like the pedestal sink and just the whole, like, look.
JOHN: Very chic.
And over here we have little office.
CHRISTINE: Oh, this is nice.
JOHN: Hey, these people are great with wallpaper.
Okay.
Main area.
Let's start with a kitchen.
CHRISTINE: Okay, so I love it when I can just sit on a stool and just take it all in.
JOHN: With those stools and that outfit.
It's like Tina a go-go.
This is like cocktail hour.
CHRISTINE: It's true.
JOHN: It's like, can I make you a Martini, Tina?
CHRISTINE: Sounds good.
And you know what the first thing I noticed?
That backsplash, with the herringbone pattern.
What a great way to freshen up the kitchen.
JOHN: Yeah.
And from a cook's perspective, they've got a Jenn Air range.
Right.
Jenn Air fridge.
Very nice.
And into the next part we have got dining room, living room.
Let's start with dining room.
CHRISTINE: Okay, well I'm usually drawn to the windows right away.
But I was actually drawn to the light.
JOHN: That's pretty cool.
Yeah, I know.
I do like that light.
CHRISTINE: Yeah.
Look how nice this living area is.
JOHN: Great size.
CHRISTINE: You can put really a much larger couch if you want it.
JOHN: Oh yeah.
I can see entertaining here.
CHRISTINE: Oh, definitely.
JOHN: Easily.
Love it so far.
But we have a couple other floors, which is crazy.
CHRISTINE: I know, so let's start in the lower level.
Okay.
JOHN: Okay.
Alright.
CHRISTINE: Oh, you know what?
The bedrooms are down here.
JOHN: Hey.
Hey.
That's unexpected.
Nice bedroom.
Nice bank of windows.
CHRISTINE: I know.
Even though you're in an urban setting, you don't have to give up trees.
JOHN: That's right.
CHRISTINE: Oh look it, there's a fun nook over here.
JOHN: Great for a dresser.
CHRISTINE: Exactly.
And closet.
JOHN: And I like carpeting in a bedroom.
I do.
Call me crazy.
CHRISTINE: I'll call you crazy.
Alright, so this is the primary bedroom.
JOHN: Sure enough.
CHRISTINE: By sheer size... JOHN: Good size.
Yeah.
And... CHRISTINE: Yeah.
I also like when they do an accent wall.
JOHN: Yes.
Two thumbs up.
Yep.
Alright.
And you have to have a nice bathroom.
CHRISTINE: Oh, wait, wait, wait, wait.
JOHN: Oh, look at that walk in closet.
CHRISTINE: That's a really nice walk-in closet.
Plenty of storage there.
JOHN: Plenty of storage in here.
Okay.
And then the en suite bathroom.
CHRISTINE: Really nice sized bathroom.
JOHN: Yes.
Big.
CHRISTINE: Okay.
Plenty of cabinet space.
JOHN: And that's one big shower.
CHRISTINE: I was going to say, that is a huge shower.
JOHN: Yeah, nice bathroom.
Alright.
Oh, you know what, there's another bathroom.
Oh, another great size bathroom.
CHRISTINE: It's a full bathroom.
That is a lot of space in this bathroom.
JOHN: You could fit two bathrooms in here.
Alright.
Hey, we have one more floor together.
CHRISTINE: I know.
And what could that be?
JOHN: That's where our surprise is.
CHRISTINE: Oh, let's go check it out.
I wonder.
I wonder.
Oh wow.
JOHN: So this is our surprise.
CHRISTINE: And what a surprise.
Look at this whole area.
JOHN: It's everybody's dream, right?
When you're in the city.
CHRISTINE: And, this is one of these places where if you have friends, you are the most popular.
JOHN: Yes you are.
CHRISTINE: You are because this is a great entertaining space.
JOHN: But now we gotta guess the price.
CHRISTINE: Well, you go first.
JOHN: Okay, let's go find Aiden.
CHRISTINE: Okay.
Do we have to leave?
JOHN: Yes.
Ah, there he is.
CHRISTINE: You're lucky we even came down those steps and didn't stay on that rooftop deck.
JOHN: Yep.
Nice surprise.
AIDEN: Absolutely.
Well, I'm glad you guys liked that.
What else did you guys like about the property?
CHRISTINE: When you walked in, you could just tell this was going to be a great space.
The details in the kitchen, the back splash with the herringbone pattern and then when you come into this whole living area.
Really nice.
AIDEN: Yeah, it was renovated in 2018.
So all of these still fairly feel new, which is really nice.
CHRISTINE: Oh, they do.
JOHN: Oh, we do love all the trees outside.
It is a really great place.
CHRISTINE: So we have a few questions.
AIDEN: Okay.
CHRISTINE: Are there condo fees?
AIDEN: Yes, there are condo fees.
They are 720 a month, but it does come with two underground assigned parking spaces.
CHRISTINE: Two.
That is nice.
AIDEN: Absolutely.
So this is a two bedroom, two and a half bathroom.
1832 square feet built in 2010.
And it was renovated in 2018.
JOHN: I'm going to give you a guess of... $1,050,000.
AIDEN: $1,050,000.
Not bad.
CHRISTINE: 1,050,000.
All right, 1.1.
AIDEN: The list price of this property is... 1,075,000.
JOHN: Hey.
Shoo-wee.
CHRISTINE: Oh, I had to think about that.
I was like, wait.
JOHN: I thought about going higher.
CHRISTINE: Oh my gosh, you were close.
JOHN: Yeah, it's a good price for this.
AIDEN: And you take the cake on this one, but I'm even more excited to show you guys this final property, which is our dream property.
Are you guys ready to go for that?
BOTH: Yes.
AIDEN: Alright, let's go.
CHARLIE: Rosslyn wasn't always the most respectable.
Around the 1870s, you have a proliferation of saloons and gambling establishments and brothels too.
There was a lot of muggers and armed gangs who would intimidate farmers out of Rosslyn.
And they were traveling on their horse-drawn carts into the district to trade in the downtown markets.
That's where they would have to have an armed escort to provide safe passage for them.
Around the 1890s and 1900s became so dangerous that the newspapers would dub it with a rather sensational name of Dead Man's Hollow.
And so, enter Crandall Mackey, he ran for Commonwealth's Attorney on a platform of cleaning up all the corruption in places like Rosslyn.
So he came in with a posse, surprise raids with shotgun and hatchets and shut down a lot of these iffy establishments and set up Rosslyn to have a very different dichotomy in the 20th century.
Then in the early 50s, two key events in Rosslyn after World War II, you have the, uh, building of the Iwo Jima Marine Corps Memorial and you have the Netherlands Carillon, which is a bell tower gift from the Dutch government in gratitude for the American help in winning World War II.
They changed the landscape of Rosslyn and set it up as a place for tourists.
And then you have developers building glass tower high rises in Rosslyn because of its proximity to both the suburbs and the district.
Beginning in 1954, that's when Rosslyn began to rejuvenate and become the site of a modern office complex that we know today.
COURTNEY: The Quarterdeck is a crab house where we specialize in mid-Atlantic seafood.
We opened in 1979.
We are in the residential neighborhood.
Just steps away from the Iwo Jima memorial, steps from the Arlington National Cemetery.
Our crabs come from mostly the Chesapeake Bay and once you've experienced the Quarter Deck, you really feel an attachment to it.
There are not a lot of places in the area left like this.
We feel like it's special.
The atmosphere on the patio is what draws the customers in.
It's a great place to make a big mess.
You can really be yourself and really relax.
We have so many regular customers, we're so grateful for them.
We say it a lot, but we're like a family.
A lot of our staff's been here five, 10, some 30 years.
And I think that speaks volumes to the culture we've created here.
(doorbell) ♪ ♪ AIDEN: This part of Rosslyn is the new, new part of Rosslyn, one of my favorite areas.
JOHN: Well, as new and shiny as it is, it has that neighborhood vibe with this great playground.
AIDEN: Yup.
JOHN: After you.
CHRISTINE: Thank you.
JOHN: Wow.
This is nice.
CHRISTINE: Wow, fancy.
AIDEN: This was the one I could not wait to show you guys all day today.
Now we're back in the heart of Rosslyn.
The restaurants, the foot traffic, and the proximity to DC.
CHRISTINE: We are back in modern urban.
JOHN: Yes.
AIDEN: It is 27 stories high and you have your rooftop deck, rooftop pool, two story fitness center, private club room.
JOHN: Wow.
Okay.
This sounds great.
AIDEN: Well, I'll let you guys go take your tour in your private elevator.
So go for it.
JOHN: What?
I like this kind of elevator.
CHRISTINE: Wow.
Yeah.
JOHN: Let's go check it out.
(elevator chime) Wow.
Okay.
Which way to start?
CHRISTINE: Okay, I don't think there's any question.
This way.
JOHN: This way.
Ah, what a beautiful space.
Open concept and wow.
CHRISTINE: I didn't expect to come into a view with a forest.
JOHN: Yeah.
CHRISTINE: Phenomenal.
JOHN: As they say, view for days.
CHRISTINE: Yes.
JOHN: I love the tray ceiling.
How about you?
CHRISTINE: Okay, well, I mean there's so many things that grab your attention and what I'm noticing with the ceiling is the lights.
And I don't know if it's pod or track.
JOHN: I think it's "prac".
Just going to combine them.
It looks very cool and we have a very modern vibe.
CHRISTINE: But what's not such a modern vibe, and what I really like, is that they went with flooring that's more rustic.
Okay, I'm going to quiz you okay?
Guess what they are?
JOHN: It's a toughie.
I'll go with Ash.
CHRISTINE: Ooh.
Good guess.
But they're actually Hickory.
JOHN: Hickory!
CHRISTINE: Hickory.
JOHN: Wow.
And these beautiful floors flow right into that dining room.
CHRISTINE: I love a space where you can really fit a good size table.
That is the space for me.
JOHN: And when you need to cook dinner, kitchen.
CHRISTINE: Well when you need to cook dinner, look at these lacquer cabinets.
JOHN: I am a big fan.
They show some fingerprints, but they look oh so chic.
CHRISTINE: I just have this urge.
I need to open some of these drawers.
JOHN: You have to open up drawers.
That's half of the fun.
That is the biggest drawer I have ever seen.
You know, these new cabinets and new cabinetry.
They really are designed so much better than old cabinets.
CHRISTINE: Wow.
Yeah.
JOHN: It is one of my very favorite kitchens.
CHRISTINE: And look at these beautiful countertops, they just bled right in with the back splash.
JOHN: Quartz.
And they do have Thermador stove.
I can see that's a Thermador oven.
Hey, there's a Thermador wine fridge.
CHRISTINE: Well, I still want to just keep opening these drawers.
I don't know why.
JOHN: There's plenty to open.
Hey, there's something here.
We have a very nice balcony.
CHRISTINE: Lovely place to sit and enjoy the view.
But, you know, looking at this area, I had put just a little pub table because I could just see enjoying this every morning.
JOHN: Okay.
We have another room back here into a den.
CHRISTINE: Alright.
I would actually consider this a bedroom.
JOHN: Yeah.
It's got a door and it's got a huge closet.
A swing space is great.
Right?
Sometimes a den, sometimes a bedroom for guests.
CHRISTINE: Yeah.
JOHN:We've come to the end of the line on this half.
CHRISTINE: Yeah.
And when we got off the elevator, there was another direction to go.
JOHN: Let's head over there through the foyer.
CHRISTINE: Where it all started.
JOHN: To the other half.
And so we have a nice laundry room.
CHRISTINE: Ooh, you know, it's always nice when you have enough room and you can have a utility sink.
That always comes in handy.
JOHN: Yeah.
Super deluxe.
Okay.
Half bath.
CHRISTINE: Oh, alright.
JOHN: You have more cabinetry with that high gloss on it... CHRISTINE: Oh it is.
Okay.

Okay, Tina down to bedroom number two.
CHRISTINE: Okay, so the first thing I noticed, one, it's a great bedroom, but this is more of your urban view.
JOHN: Sure enough, I like the framing of the windows and I like that it's nice and cozy again.
CHRISTINE: Yeah.
Well I think it's because there's some fun nooks kind of feel to it.
And I do like that light fixture.
JOHN: Totally cool.
And we have a bathroom.
CHRISTINE: And they carry the same design.
JOHN: Same marble, same tiles, same lacquered cabinets.
It's nice.
Okay.
CHRISTINE: Shall we go across the hall?
JOHN: Across the hall to our final destination?
The primary suite with a primary closet.
CHRISTINE: When you actually have room that you can sit down, JOHN: That's a good closet.
CHRISTINE: Alright.
JOHN: And here is a good bathroom.
Not just a good bathroom.
A great bathroom.
CHRISTINE: I was going to say, I don't think that's good.
It's fabulous, okay.
JOHN: Yeah, it's beautiful.
CHRISTINE: I mean, when you say a walk-in shower, there's no lip, nothing, you just flow right into it.
JOHN: Seamless.
And separate water closet, which is nice.
This really says luxury living.
CHRISTINE: I think that's it.
JOHN: Yeah.
You walk in here and you're like, wow.
CHRISTINE: Yeah.
It is luxury.
JOHN: Yeah.
This is a good suite so far.
Okay.
And then the very final part of this primary suite, the bedroom.
I think it's my favorite place in this whole condo.
CHRISTINE: You've got beautiful trees and you've got this urban feel.
I mean, really.
Where do you get all that wrapped into one?
BOTH: Right here.
(laughs) CHRISTINE: We're one for one.
JOHN: One for one.
Hit it on the head again, pop.
CHRISTINE: The pressure.
JOHN: No pressure.
No pressure.
CHRISTINE: Okay, wow.

AIDEN: Welcome back.
JOHN: Wow.
What a place.
AIDEN: How was that private elevator ride?
JOHN: I want one.
CHRISTINE: Well, I don't even have steps and I want one.
Okay.
AIDEN: What else did you guys like about the place?
CHRISTINE: Well, obviously the views are certainly the star of this unit.
AIDEN: It's unique to this floor plan, which spans the end side of the building.
So you're going to get views on all three sides, unlike many of the other units here.
CHRISTINE: And we also talked about this great kitchen, I mean this design and this lacquer cabinets.
JOHN: And she looked through every single one.
CHRISTINE: I did.
I did.
I have the urge to open one right now.
JOHN: Don't do it.
Yeah.
AIDEN: Well, are you guys ready to play our last game?
CHRISTINE: Well, we have a few questions.
AIDEN: Okay.
JOHN: We always start with... CHRISTINE: Condo fee.
AIDEN: All right.
Well, the condo fee here is $2,180 per month.
CHRISTINE: Ooh.
Okay.
So that must cover a lot.
AIDEN: You get two assigned parking spaces.
You got the rooftop pool, the private dining space upstairs, the two story fitness center.
The branding is love where you live.
JOHN: Yeah.
Oh, I would love it if I lived here.
CHRISTINE: I would love it too.
JOHN: Love where you luxury live, cause this is luxury living.
AIDEN: It is.
So we have the three bedroom, two and a half bathroom, 2,411 square feet built in 2021.
CHRISTINE: Boy, this is a tough one.
JOHN: That's a tough one.
CHRISTINE: Um, I'm going to say 2.499.
AIDEN: Ooh.
JOHN: I'll just go with a very wide margin of 2.1 in between that.
CHRISTINE: Wow.
Okay.
AIDEN: Okay.
The actual list price is... 2,486,000.
CHRISTINE: Ah, no.
(laughs) JOHN: And that's where strategy works.
CHRISTINE: Oh no!
JOHN: Well, listen, it's not a total loss because today was a great day.
CHRISTINE: It was a really great day.
JOHN: You showed us three fun properties in Rosslyn.
AIDEN: I had a really great time with you guys and it doesn't have to be over.
Let's have a great time at Quarter Deck restaurant.
JOHN: What?

CHRISTINE: Alright.
Uh, but John, you know I don't eat seafood.
JOHN: I know.
It's like losing twice.
CHRISTINE: Oh, thanks.
