HOWEVER, WITH MANY LOTS BEING SOLD TO PRIVATE EQUITY FIRMS RENT HIKES HAVE OUTPACED THE COST OF LIVING, ESPECIALLY FOR THOSE ON FIXED INCOMES LIKE SOCIAL SECURITY, ACCORDING TO DATA FROM THE CENSUS BUREAU.
MEDIAN LOT RENT FOR MANUFACTURED HOMES.
NEARLY DOUBLED ACROSS THE STATE BETWEEN 2015 TO 2023.
FOR THE 5.3 MILLION FLORIDIANS RECEIVING SOCIAL SECURITY.
2.8% COST OF LIVING ADJUSTMENT WENT INTO EFFECT EARLIER THIS YEAR.
AND THAT'S ACCORDING TO THE SOCIAL SECURITY ADMINISTRATION THAT RAISED THE AVERAGE MONTHLY BENEFIT ABOUT $56.

HOW IS THAT AFFECTING THE RESIDENTS THAT YOU SPOKE WITH?

THEY GET TO RETIREMENT AGE.
WHAT HAPPENS IS THAT THEY SELL AND AND YOU REALLY CAN'T BLAME RIGHT?
BECAUSE THE KIDS DON'T WANT TO TAKE OVER THE MOBILE HOME PART BUSINESS.
THEY.
AND IT'S NOT TYPICALLY SOMETHING YOU PASSED DOWN GENERATION TO GENERATION.
MAYBE YOU DID IT ONE TIME.
THE NOT ANYMORE AND YOU GET AN OFFER TOO TO BY THE BY THE LAND FOR CONDO DEVELOPMENT OR OR MAYBE EVEN JUST TAKEN OVER AS A AS A MOBILE HOME PARK.
BUT YOU THERE TO MAKE MONEY.
YOU KNOW, IT'S NOT IT'S NOT A SOCIAL SERVICE.
SO WHEN THESE WHEN THESE COMPANIES ACQUIRE THESE, THEY'RE THEY'RE VERY INTERESTED IN IN GETTING THE NEWER HOMES IN NEWER HOMES THAT ARE MORE LIKE FACTORY-BUILT HOLMES.
IT THAT LOOKED MORE LIKE A REAL HOUSE AS OPPOSED TO A TRAILER AND MOVING OUT THE OLDER RESIDENTS WHO ARE THERE AND AND PUTTING THESE UP.
>> AND MELANIE, FLORIDA HAS A NEW LAW THAT JUST WENT INTO EFFECT THAT INVOLVES THE STATE HOUSING INITIATIVES, PARTNERSHIP AND MOBILE HOMES.
WHAT DOES THIS MEAN IN THE LONG TERM?
>> WELL, IT DOESN'T MEAN MUCH IN THE LONG TERM IN THAT AND THE SHIP FUNDS CAN.
THEY NOW HAVE TO HAVE SOMETHING THAT HELPS THEY HAVE TO HAVE A PLAN OR A STRATEGY.

SUPPLEMENTING RENT FOR UP TO 6 MONTHS.
FOR SOMEONE THAT'S IN A MOBILE HOME PARK.
WHICH IS FINE.
YOU KNOW, IT'S A GOOD PLAN.
IT THEY DON'T HAVE TO FUND IT.
SO THEY CAN HAVE A PLAN.
BUT THEY DON'T NECESSARILY HAVE ANY MONEY FOR IT.
AND EVEN THEN IT'S IT'S A 6 MONTH THING THAT THEY COULD DO WHICH I GUESS IS ENOUGH TIME TO MAKE PLANS FOR HOW WE'RE GOING TO GO.
AND NOT GET EVICTED, NOT HAVE AN EVICTION ON YOUR RECORD BECAUSE YOU'RE ABLE TO PAY THE RENT.
IF YOU ARE.
YOU KNOW, IT'S IT'S NOT A LONG-TERM SOLUTION.
AND IN SOME OF THESE PEOPLE, I MEAN, THEY'RE ELDERLY, BUT THEY COULD, YOU KNOW, THE THE ONE IF A WOMAN IS 72 AND IN RELATIVELY GOOD HEALTH, SHE'S LIKELY TO LIVE ANOTHER 16 YEARS.
YOU KNOW, 6 MONTHS OF RENT PAYMENT IS IT'S REALLY NOT GOING TO HELP ALL THAT MUCH.
THEY CAN ALSO THAT NOTHING THAT THE LEGISLATURE IS DOING IS IT YOU CAN AND GET TOGETHER AND ARBITRATION.
IF YOU'RE IF YOU ARE.
IF YOU'RE A LOT RENT GOES UP.
AND YOU THINK THAT IT'S AND JUSTLY INCREASING?
YOU KNOW, YOU HAVE TO BE ABLE TO ORGANIZE THAT.
I THINK THERE MAY PERCENTAGE OF PEOPLE THAT HAVE TO HAVE TO DO IT IN THE PARK.

AND SO MY JOB IS TO MAXIMIZE THE VALUE.
